DISCUSSION:
In 2022, the City of San Jacinto engaged The Retail Coach to develop a comprehensive retail recruitment and marketing strategy aimed at attracting new retail development while supporting existing local businesses. The initial agreement was structured as a one-year contract with two optional one-year extensions.
The Retail Coach partnership is designed to enhance the City's retail landscape by addressing key objectives, including reducing sales tax leakage and improving residents' quality of life through the introduction of new retail, dining, entertainment, and service opportunities.
The Retail Coach includes a detailed Retail Market Analysis + Recruitment Strategy, supported by the following scope of work and deliverables:
• Market Analysis: Provide in-depth market profiles and analysis reports to identify trends and opportunities.
• Retail Gap Analysis: Determine retail opportunities through comprehensive consumer and gap analysis reports.
• Development Opportunities: Analyze and create profiles for up to 20 retail sites to identify potential development and redevelopment areas. • Retailer Recruitment: Develop an annual target list of retailers and developers with contact information.
• Marketing and Branding: Produce Developer Opportunity Packages to effectively market San Jacinto's retail potential.
• Retailer and Developer Engagement: Implement a recruitment plan with monthly updates to track progress.
• Downtown Retail Assistance: Support downtown revitalization through custom trade area maps, market profiles, and mobile location data.
• Ongoing Support: Provide continuous recruitment coaching and access to a dedicated program director. Represent the City at regional and national retail events, including the International Council of Shopping Centers Tradeshows in Las Vegas, Monterey, and Palm Springs.
The Retail Coach has been successful in obtaining over 25+ meetings with retailers, developers, and commercial brokers including quality retailers such as Target, In and Out, Chick-fil-A, Panera Bread, Chipotle, Freddy’s Frozen Custard & Steakburgers, Black Bear Diner, Home Depot, Ross, Firehouse Subs, Checker/Rally’s, Five Below, Hibbett Sporting Goods, Hyatt Hotels, Hilton Hotels, IHG Hotels, Choice Hotels, and various commercial brokers that represent a number of tenants.
Renewing the agreement with The Retail Coach ensures continued progress in implementing a strategic approach to retail recruitment, aligning with the City’s goals to expand economic opportunities and enhance the quality of life for San Jacinto residents.
