SUBJECT: Tract Map No. 38202, Lennar Homes of California, LLC RECOMMENDATION:
Staff recommends that the City Council:
) Approve the Agreement for Completion of Public Improvements Parcel/Tract No 38202, between the City of San Jacinto and Lennar Homes of California, LLC, and authorize the City Manager to Execute the Agreement; and

) Approve Tract Map 38202, for Lennar Homes of California, LLC.
DISCUSSION:
Tract Map 338202 proposes to subdivide a 33.80-acre parcel into 181 residential lots. The site is owned by Lennar Homes of California. a California Limited Liability Company is located on the east side of Lyon Avenue, about 800 feet north of Cottonwood Avenue.
To comply with the Conditions of Approval, the applicant has submitted an executed Agreement for the Completion of Public Improvements, provided bonds as security for the public improvements, and submitted an in-lieu fee to guarantee the survey monumentation of the tract map.
The City Engineer reviewed the submitted documents and recommends the Council approval of the Agreement for Completion of Public Improvements and the tract map.
FISCAL IMPACT:
The applicant paid the necessary fees and deposits to prepare the tract map for recordation. There is no fiscal impact to City of San Jacinto.
