REASON FOR SUPPLEMENTAL MEMORANDUM
This Supplemental Memorandum is to provide a correction to the Staff Report submitted to the Planning Commission for Item 5.a on June 14, 2023, for the subject project, specifically regarding the minimum lot size.
BACKGROUND
On June 14, 2023, the Planning Commission held a Public Hearing to consider the Planned Development Rezoning, Planned Development Permit and the Vesting Tentative Map. The Planning Commission voted 8-0-2 (Garcia and Ornelas-Wise absent) to recommend that the City Council adopt a resolution adopting the Mitigated Negative Declaration for the 972 Elm Street Villas Project, approve the Planned Development Rezoning, Planned Development Permit, and the Vesting Tentative Map.
ANALYSIS
The Staff Report presented to the Planning Commission referenced 1,181 square feet as the minimum lot size (Page 4 and Exhibit I). This is a clerical error, as the title sheet for the Planned Development Zoning and Planned Development Permit plan set shows the smallest lot size as 1,182, but the site plans and Vesting Tentative Map plans show 1,131 square feet as the smallest.
The proposed development standard is therefore changed to 1,131 square feet as the minimum lot size. The Planned Development Standards have been corrected within the General Development Plan (Exhibit J).
