IRREVOCABLE OFFER TO DEDICATE DRAINAGE EASEMENT
Spillane Devélopment Co., as its sole and separate property, herein after designated grantor, for valuable consideration, receipt of wnich is hereby acknowledged, hereby dedicates to the PUBLIC and to the COUNTY OF SAN DIEGO, a political subdivision of the State of California, an easement and right of way for the installation, construction, operation, maintenance, repair, replacement and re-construction of a storm drain and all structures incidental thereto, upon, through, under, over and across the following described real property lying and being in the County of San Diego, State of California and particularly described as follows, to wit:
All those portions of Sunshine Park Unit No. 1 according to Map thereof No. 4790 filed in the office of the County Recorder of said San Diego County, June 7, 1961, more particularly described as follows:
The Southerly 5 feet of the Northerly 25 feet of Lots 15, 16, 17, 18, 19 and 20; and
A portion of Lot 14 described as follows: beginning at.a point in the West- erly line of said Lot 14 distant thereon South 22°05'00" West 20.00 feet from the most Northerly corner of said Lot, said point being also a point on the Southerly line of a 20 foot drainage easement as shown on said Map; thence along said Southerly line South 67°55'00" East 60.50 feet to a point of intersection with the Westerly line of a 15 foot easement as shown on said Map; thence along said Westerly line South 22°05'00" West 40.00 feet; thence North 22°55'00" West 49.49 feet; thence North 67°55'00" West 25.50 feet to a point in the Westerly line of said Lot distant thereon South 22°05' 00" West from the most Northerly corner; thence North 22°05'00" East

A portion of Lot 13 described as follows; Beginning at the point of inter- section of the Southerly line of an easement across the Northerly 20 feet of said Lot with the Easterly line of a 15 foot easement along the Westerly side of said lot; thence along said Southerly line South 67°55'00" East

A portion of Lot 7 described as follows: Beginning at the most Westerly corner of said Lot 7; thence along the Westerly line of said Lot North 22°05'00 East 50, 00 feet; thence South 47°15'00" East 65.10 feet to a point in the Westerly line of a 15 foot drainage easement as shown on said Map; thence along said Westerly line South 22°05'00" West 25. 85 feet to a point in the Southerly line of said Lot 7; thence along said Southerly line North 67°55'00" West 60.50 feet to the point of beginning; and " A portion of Lot 8 described as follows: Beginning at the Southerly corner of said Lot 8; thence along the Easterly line of said Lot 8; thence along the Easterly line of said Lot North 22°05'00" East 20.00 feet; thence North 47°15'00" West 65.10 feet to a point in the Easterly line of a 15 foot drain- age easement as shown on said Map; thence along said Easterly line South 22°05'00" West 44. 15 feet to a point in the Southerly line of said Lot 8; thence along said Southerly line South 67°55'00" West 60, 50 feet to the point of beginning; and

The Southerly 20 feet of Lots 9 and 10 of said Map.
This offer of dedication shall be irrevocable and shall be binding on the Grantor, his heirs, executors, administrators, successors and assigns.
This offer of dedication shall remain open and may be accepted by the Public or by the County of San Diego, its successors or assigns, at any time; provided, however, that said offer of dedication may be terminated and abandoned in the same manner as is prescribed for the abandoment or vacation of streets or highways by Part 3, Division 9, or by Chapter 2, Division 2, of the Streets and Highways Code, whichever is applicable.
