Good afternoon Mr. Del Solar,

I am emailing today to express my strong opposition to any zoning amendment, conditional use permit, and variance for Project # GPA21-0001, R21-0001, CUP21-0001, and V22-0001. The City of San Marcos has been making great strides towards a more sustainable future with the San Marcos Creek Specific Plan, University District Specific Plan, and the upcoming General Plan Update.

Allowing a new gas station and car wash in an area that's been zoned for mixed-use and within such close proximity to the Palomar College Station would be a huge misstep for the area and would pose serious environmental risks to the creek.

Thank you,

Jose Ricardo Cervantes

Dear Sean,

I have studied the preliminary grading plan you sent me. The drainage looks good however I see that the plan calls for a max 11’ high retaining wall along the back of our property. This brings up two concerns. First, our building sits right next to the property line. How is building a retaining wall right next to our building going to affect our building structurally and with water infiltration? Secondly, how will this wall affect the security of our building? Will people be able to get onto our roof or otherwise trespass onto our property?

I would like to understand that these issues are being addressed. Would a meeting with you or someone else be beneficial at this point. I’m unaware of what stage in the planning process this project is in, but it is always better to solve issues early on.

Sincerely,

Dean Krum
