Records show this tree is at least 30 yrs old and yet it is stunted and has not grown as would be hoped or expected. It is very short relative to the size of the trunk yet does not show signs of major pruning. There is a large cavity about 7 inches around and extending into the interior of the trunk which is mostly hollow.

The tree is located in the parkway, no turf present. Tree is growing immediately adjacent to water meter vault. This is a very strange location, I don't know what came first the tree or vault. Best practices suggest street trees be planted a minimum of 4 -6 ft from utilities such as this.
The interior of the tree is hollow. Growth is severely stunted. Due to the large interior cavity, tree is unsafe as a street tree. It is also too close to the water main. New planting site has been determined ~3 feet away and adjacent property owners have expressed a commitment/excitement to care for new tree.
Recommendation to remove and replace.

The adjacent property owner reached out to me last year, concerned about the health of this tree.
The soil seemed very hard and compacted at the time. The tree had little foliage and was visibly stressed. I recommended deep watering with a hose and the adjacent property owner agreed to do so. Public Works staff placed a layer of wood chip mulch around the tree.
The tree did not improve and is now dead.
Inspection of the root crown shows evidence of a girdling root. This could have been cutting off nutrient flow and killed the tree.

25 The tree is located behind the curb at the Northern end of the median. The area has not been irrigated for over a year. There are other trees and shrubs nearby.
Southern magnolia is from the Southeastern United States and adapted to a more humid climate with higher rainfall than Southern California. Thus it requires regular irrigation in our climate. The median contains many native oak trees as well as other Mediterranean climate appropriate trees, all of which are doing well despite lack of supplemental irrigation.
I recommend removing this tree, allowing the nearby young coast live oak trees more room and light to grow.

The tree was obviously girdled by stake ties that were left on too long. There are two distinct gouges encircling the trunk. It appears as though wire or some other strong material was used to attach a stake at some point and then the tree attempted to grow over it. The trunk was girdled and nutrients and water could no longer move up and down. The stake and ties have been removed but it was too late for the tree, which is completely dead.
