18 Q13. What do you like about Downtown San Mateo and want to see maintained?
• Restaurants
• Cleanliness a must
• I think it's all the same, no need to improve
• Street cleaning I think needs more work
• The variety of restaurants and the pedestrianized B Street. • Maintaining the historical feel of the downtown area. • Character of architecture
• Music in the park
• Parklets and pedestrian-only blocks on B
• I don't really like anything. I think it's all good, you know • Public art
• Walkability
• Architecture and building design
• NA
• I care more about convenient transportation
• Landscaping (trees and plants)
• Information about events, activities downtown
• Safety
• Walkability
• Availability of parking
• Leisure activities, things to do
• Availability of bars and nightlife
• Places to sit, gather
• NA
• I like the old buildings downtown. It's very old.
• Shopping plaza.
• Lots of small businesses and family-owned restaurants • Availability of bars and nightlife
• Variety of stores and restaurants
• Flower baskets
• I like the pedestrian mall and the historic buildings. • Conformity
• Post Office landscape is an eyesore. More trees. Better repair of sidewalks, especially along 2 avenue near Mills parking garage..
• Central Park, the library, Draeger's store.
• Draegers, Suruki, Draegers
• Central Park
• Support struggling restaurants
• Central Park
• Downtown is more than just one street. It is large and offers so much • great restaurants, family friendly, good events
• Pedestrian scale, low-rise buildings with variety of restaurants • Variety of places to eat and shop
• Central Park
• Variety of shops and number of small businesses
• I like the assortment of restaurants/dessert places. I would like to see the public art maintained.
• I like the immediate downtown area with the variety of stores and dining. I like the closed streets that allow for more walkability as well.
• Access is good and there is a lot of real estate. It is generally busy with plenty of people. • Walkability and the variety of stores
• Draeger's Grocery Store! It would be nice to have a second regular grocery store too, like we used to have with Trag's.
• The original architecture of the buildings.
• I like the B street mural and the cornhole set up. The events there are fun too. I have kids and they love running around on B street.
• I feel peaceful. I feel ppl r friendly and welcoming. I'm African American so I'm glad I feel welcomed even tho not living in San Mateo. I come to visit friends and family. Not to make it about race, but at my age I know when I'm welcomed in a town and not. San Mateo is a very warm and welcoming place to me and that matters:)
• B Street. No car access.
• Cute downtown to walk around
• Closer to home, lots of opportunity and spaces for gathering and food. • I like the fact that some roads have been turned into event areas. • Nice, quiet and safe city.
• B street is great! More variety of restaurants - where is a sit-down Mexican restaurant? (Las Palomas is great but table service & margaritas would be nice) • Central Park is great. The idea of the eating outside is good but it feels too temporary right now. The variety of dining is great (we miss Karaage Burger though!) What is the plan for B St.?
• More small businesses and less chain restaurants and stores. • It is nice having places to sit and relax and eat on B Street. There could be more seating areas and tables. The pedestrian area of B Street becomes dirty quickly seemingly from people eating and drinking outdoors. The area would be improved with more frequent street cleaning. Often its hard to even make out the new mural under the dirt. • Preserve older buildings (Art deco and prior)
• I like the street that is closed to cars, I like Central Park. I like that there are a good number of EV chargers usually available.
• Downtown Historic District and the beautiful historic buildings in downtown. • NA - I do not like the B Street closed
• Variety of retail, shops, restaurants that are independently owned. • people gathering on b street and other areas providing a sense of town and community • Gateway Park
• There's a pretty good variety of businesses. I get my haircut, go to the hardware store, eat out, get a drink, get ice cream, and catch Caltrain downtown. • Plenty of interesting restaurants
• The older buildings and architecture, Central Park, BStreet Books, the Post Office, • Car-free B street Outdoor dining Variety of amazing restaurants and stores • I like the closure of two blocks of B street, but wish the gathering area in front of the theater was more inviting and better used for events
• The street closed for pedestrians is great! I appreciate the mural on the street too. • Having string lights installed on trees or over the main street would be nice. Make it look like burlingame ave. or university ave in palo alto.
• Sadly, there is nothing really special about downtown San Mateo. Some of the architecture is nice, but it houses silly businesses like Draper University which no one I know patronizes. • variety of restaurants
• Events in Central Park/B Street, etc/
• I really like the streets closed to traffic and how pleasant it makes it to walk around downtown.
• I love the older buildings - and would like to see more historic preservation and information. • more small stores
• it is clean and safe, I love the old buildings that are reinvented into new things. • The businesses that have been there for awhile Deans, Draegers, B St and Vine, O'Neills, Jeffrey's, Furst Watch
• There is a fairly diverse set of restaurants, bars. There are plenty of them, more than enough. • Still feels like a suburban downtown.
• Outdoor dining options
• I love that B-Street is pedestrian-only.
• Outdoor dining!!! Walkability between downtown and Central Park. Many food options, but also a bit of redundancy.
• The few real stores like shoe store and bank and small grocery • All the different community events.
• The closed off blocks on B Street where people can hang out to eat. • More parking
• The charm of the old buildings.
• many local businesses
• Businesses that have been there for years
• Central Park
• Central park, community events, inviting atmosphere
• Not everything is just off a single main street (like in Burlingame), which is nice! • City trees, not replanted when they die or are damaged • I like the vibrancy of B Street and the local 'Mom and Pop' stores - I think those should be maintained. As an opposite point of reference, the Walgreens, a non-local store, takes up a significant amount of space and is quite honestly very ugly. Their signage is bland, the building is ugly, and it's a sore thumb that stands out from the rest of the much nicer storefronts around it. Enforcing more strict visual guidelines, particularly for massive corporations that can afford it easily but currently do the bare minimum, would help parts of the street not fall to blight.
• Safe and clean downtown
• A spacious hall.
• An empty hall.
• Availability of parking
• Free parking.
• Love the variety of restaurants and boba/dessert selection • outdoor venues for restaurants and bars
• I like that b street is closed off to pedestrians
• DTSM is very safe and I've heard of almost no incidents aside from an occasional homeless individual yelling. This provides a very comfortable atmosphere during nearly all hours of the day. It's something to be proud of and definitely something to strive to maintain. • Pedestrian zones
• I like the variety of shops on street level. I would like to see the VARIETY of restaurants be important. Recently there are too much of a majority of Asian restaurants. We are LOSING variety. Deans is very important as is Draeger's.
• Certain parts of B street closed down for restaurant/pedestrian only is great and safe for kids/families
• Cleanness, management of parking, safety and managing homeless activity. • Pedestrian areas. Up keep of historic buildings.
• I think downtown is solid so far, but has a lot of potential to be much better. • Like the outdoor dining on B street.
• Great restaurants and bars.
• It's culture, but needs to be beautified (landscape, cleanliness, and more small businesses).
• Variety of restaurants
• Pedestrian friendly areas, like B street
• Select stores that give you a reason to go downtown - Shoes, Bakery, etc • Love the lights on the trees but want them to be maintained better • Closure of B Street
• genuinely love that I can grocery shop, mail items, get my dry cleaning, and eat it great restaurants all within four blocks. I admit that it is very embarrassing how decrepit Central Park is.. We have lived here for eight years and it looks more and more desolate and depressing. There is nowhere else to take my children if we want to enjoy downtown. • Variety of stores. Not everything has to be a restaurant. • String downtown core with a good variety of retail, shops, restaurants, etc. • St. Mark's Square
• The restaurant variety
• The variety and quality of the restaurants

The Mills Act should be updated and used by property owners to maintain these buildings. Iam concerned that the new office buildings are not compatible with the more traditional Downtown. There is too much glazing (sheet of glass) being used including more glass balconies versus using solid materials. I also love the food scene, and I feel so lucky that we have so many amazing restaurants. I believe it is vital to maintain the food scene here—it feels like San Mateo has been a bit of a destination for food because of it, and I love that. • lenjoy the liveliness and walkability of Downtown San Mateo. I wish parking were easier, the streets and sidewalks were cleaner, the storefronts were more visually appealing with more modern design and greenery, and safety was strongly enforced. Several times I have walked past large groups intentionally biking down popping wheelies on the blocked off section of B street in a pack. I have also felt intimidated by homeless individuals who are partially clothed, yelling loudly, and experiencing a mental health crisis. • Parks

• I like the different restaurants and new restaurants that are in downtown. I also like how there is a movie theater and grocery stores so you don't have to travel far. • Safety and hot new restaurants/boba/coffee
• Streets, accessibility and family oriented
• I like the closure of the portion of B Street. It's wonderful to be able to walk downtown in a more open space.
• the art work and sunlight - not allowing for too many new high rises that make it less inviting • I like the variety of restaurants.
• I like that there is a variety of options for eating out and that the city has fun events sometimes
• Accessibility
• Is there an actual downtown? I don't think so. Vast amounts of buildings torn down with nothing replaced, Closed businesses and random streets closed down. No saving of architectural structures. It's a mess.
• Cleaning of streets sidewalks etc and landscaping tress and plants • The closure of b st downtown
• Open the b street
• Independent stores
• Size and Central Park
• Festivals and fairs
• Walkability
• Cleanliness, safety and of course the beautiful trees and landscape. Also just the chaos and flow of traffic.0
• Downtown San Mateo is a gem that offers a variety of restaurants, speciality grocery stores, and retail offerings. The downtown core is very family-oriented and walkable, with plenty of available and inexpensive parking. I'd like to see a continued emphasis on pedestrian accessibility to local landmarks like Central Park, the downtown train station, and the post office.
• Walkability and ability to satisfy most of my needs
• Classic architecture, lots of shops and restaurants, few empty storefronts, no blight • lenjoyed the smaller downtown feel.
• Tennis courts, dog park, cleanliness of the streets and parking spots and garage.

Restaurant selection and clean storefronts
• The variety of shops and restaurants.
• Landscape
• Street fair would be awesome
•Walkability
• Love the parklets and B Street promenade
• I like that it is safe and has a decent variety of dining options. • More variety of restaurants and shops. Better sidewalk walk conditions and more public benches are needed.
• Parking and shopping. Some businesses I do not go to anymore, like cleaners and hair salons, due to lack of parking.
• Central Park is great. Also love that B street is closed to cars. There are a few great restaurants too
• B street open, movie theater, new parking garages going In • I love the vibrancy, diversity, and food choices in downtown San Mateo. I also love how more aesthetically pleasing parklets have been built. I also love the B Street pedestrian mall and also the mural that runs along it.
• Alive with restaurants
• B street closed to cars is amazing, please keep that way! There is also plentiful cheap parking (no need to add more!)
• Parking is a nightmare and Central Park is the lamest playground for children • Get rid of the incessant train horns every 10-15 minutes. The level of noise pollution is unacceptable. Bring back pre 2020 levels of quiet. We liked the residential quiet area San Mateo was. Now it is nothing but roads being dug up, unnecessary and San Matean disproved cell tower installations and plans for more road blocks and closures due to bike lanes or speed bumps or other invasive changes to our movement. • Events on N Street and at Central Park
• small chain restaurants - do NOT price them out and make them leave!! • Playgrounds Parks Community activities
• The closure of B street to cars.
• Grocery store (draeger's)
Q14.If you could make one change or improvement to Downtown SanMateo, what would it be?
• More shopping
• Parking, need more reasonable parking
• I wish I had more energy
• From the individual point of view, care for the environment, do not litter, reduce car emissions
• Make it more bicycle-friendly. Too many car lanes on 3rd and 4th Streets and a lack of bicycle parking throughout downtown.
• Cleaner streets and sidewalks.
• Receptables for compost, landfill, recycling
• Less Asian restaurants-more variety
• Digital signage indicating availabllity in parking lots • If you can change through me, I hope to be a good person, do not litter, be a high-quality person
• Availability of parking
• Reduce the cost of parking
• environmental protection
• Landscaping
• More parking Spaces
• Walkability
• Family-friendly
• Availability of parking
• Cost of parking
• Cost of parking
• Availability of parking
• Cost of parking
• Assortment of restaurants
• The overall environment does an upgrade.
• Build more parking Spaces.
• Better traffic flow and update Central Park
• NO
• Plant and maintain trees to create tree-lined streets. • Cleaner side walks
• Ensure that historic buildings are maintained according to ordinances/codes. For example, the front Levy Bros building on the north side of Third Ave (across from the Benjamin Franklin Hotel) is a complete eyesore with major pieces of the facade missing, and it has been like this for over a year and getting worse. Back side of Pacific Catch on historic Main St. is completely filled with smelly, overflowing trash/recycle containers. • Ease of access to the place
• Maintain our unique look. The new structures all look the same and we are losing our character.
• Cleaner sidewalks! More planters with flowers. Nice benches to sit • Make downtown pedestrian and dog friendly
• More covered and pleasant outdoor seating with a better variety of restaurants. • Wash sidewalks, please!
• More variety of restaurants
• too many restaurants....need shopping
• Remove the dining on the street as there is now limited parking • More community activities all over Downtown that draw people from all over San Mateo.

There should be a "town center", like they have in Redwood City, for people to gather for these community activities (Central Park is lovely but it's disconnected from Downtown). • the cars are TOO NOISY, people are revving their cars on baldwin all day and night, but people live here. it's very loud and annoying.
• Better design of streetscape and building facades along with wider sidewalks • More free parking
• Re-design 442 Memorial with Bonsai plants and maple tree Benches or small sitting or conversational sections as in Burlingame downtown, especially in unused open spots, such as outside Walgreens or Post Office for starters, maybe to help revitalize store fronts and to create interest and friendly atmosphere. Repurpose Starbuck corridor with friendly community art, information, contributions, or event postings • The EV charging with powerflex is harder to use than other competitors. The app is clunky for both price charging and setting how much to charge. It takes at least twice as long as other types of chargers in the area
• More variety of stores like clothing and gift shops and add more places to sit and gather. • Do not allow any developers to build high-density high rise housing, and please have whomever removed all the trees and installed the chainlink fence between 3rd and 4th Ave to restore the space to a usable state.
• Better and more varied retail
• More variety of restaurants. However this is challenging. More inviting to walkers like Broadway, RC; Burlingame Ave; University Ave, PA. However this would take redoing sidewalks and landscaping, and not sure the scale (i.e. building heights to width of streets/sidewalks) will allow this.
• Nicer sidewalks
• Get rid of the B Street closure/outdoor area and restore parking and the ability to drive through that area.
• Get rid of the public painted street murals. Open back up B Street - it's completely ridiculous to close over two city blocks of a main throughway so seldom used cornhole game sets can be placed in the middle of the street for social media photo ops. More variety of restaurants.
• More parking (we currently walk but sometimes we want/need to drive) • Would be nice to see more officers on foot or bicycling around. My sister and I were sitting in Central park and someone lingering made us feel uncomfortable. They eventually left but wld b nice to have again on bikes at least officers riding around Central park. • More parking
• Remove all homeless people and keep it clean / safe for families and taxpayers • Be more like San Carlos or Burlingame- Better restaurants, better variety, cleaner and safer.

Make us want to come here rather than go to San Carlos or Burlingame. • *I would like to see more bus availability and more pedestrian-only streets. I would also like to see fewer parking lots and more mixed-use zoning.
• Open B Street, make fair business to everybody, have a easy traffic and available parking.

Let business owners work fairly and let people free to choose • Leisure activities
• Need a greater variety of restaurants
• Make 3rd & 4th Streets one-way and use the extra space to widen sidewalks. • Free parking like other nearby cities
• More European style plazas would be great. Drive through alleys for take out (I know it sounds crazy but would get rid of all the double parking) • Pressure wash the sidewalks weekly!
• More frequent street cleaning to ensure that the area is clean and bug free. I've started to notice cockroaches and other pests when restaurants put out trash. • Remove signs from sidewalks
• More public places to sit and congregate that do not necessitate buying something • Champion the Downtown Historic District and promote maintenance and upkeep of historic buildings and character.
• Reopen B Street to vehicles
• Free metered parking in evenings
• things stay open later! its like a ghost town cry early • The corner of 3rd and 4th /South Delaware needs traffic remedial redirection 101/4th • High quality, continuous bike facilities comfortable enough for my kids to use that go to and through downtown going north/south and east/west.
• More interesting retail stores
• Make & keep downtown friendly for all ages. As a senior and lifetime resident of SM, I value its family friendly priority.
• I would like to see less prioritization of cars. What we've done with B street is incredible, do we really need 4 lanes on 4th ave?
• Clean the sidewalks and improve the look of many storefronts. • More seating in the pedestrian-only street to allow gathering (e.g. picnic tables or something so you can meet friends and enjoy food from different restaurants) • It is very hard to find parking, so I would like to come in the evenings or weekend but I avoid it because of the parking situation. Also the amount of 24 min parking seems excessive. • More variety in restaurants - there are many that offer the same cuisine. Improved sidewalk dining.
• Almost all of the restaurants are Asian food. More variety. More restaurants that offer outdoor space. More Sports Bars with TVs. More landscaping. Burlingame and San Carlos have figured it out, why can't San Mateo?
• more variety of retail options (mom and pop stores)
• Power wash sidewalks regularly
• I would rather there be an extra parking garage or two and decrease the amount of on-street parking to make it more pleasant to walk around (and maybe switch those parking spaces out for protected bike lanes with green medians).
• Lower the cost of parking - and make more parking available. I go to RWC to see a movie because there is more parking and the theater offers 3 or 4 hours of free parking in the garage. Why pay to park in San Mateo for the same movie? • varieties of restaurants
• Stop with adding more restaurants! Most are not that great and at this point their only appears to be one or two ethnic types that are opening, making the dining scene one note and very homogeneous. You also need to open B St again - every time I go down there barely anyone is availing of the table and chairs during the week and during the day. It worked during Covid, but most people are back in the office. Open it back up to traffic during the day and maybe close it for events in the evenings when it makes sense. • More handicap parking, elevator repairs done promptly in public parking or find an accessible alternative while they are broken
• Less focus on cars and parking.
• More parking.
• Traffic lights at both ends of the South B pedestrian zone (South B St./2nd Ave and at South B St./3rd Ave) should be removed or coordinated better. They delay traffic for no reason whenever there's any railroad activity.
• More independent boutique shops and fewer large chains • more outdoor seating at restaurants, more public benches or other places to eat takeout other than walking to Central Park, more closed street for pedestrians • Encourage bikes to slow-down in pedestrian area and obey stop signs. • Get rid of the horrible parking meters
• too much construction of multi-story buildings. too impersonal. • Enhancing the closed off blocks for more restaurants and specialty food stores...sort of like a "restaurant central" and making it a social gathering place for breakfast, lunch or dinner.

Relocate non-food businesses to outside this area and make this place *the* place to browse the restaurants and find something to eat and socialize. • Improving sidewalks and expanding outdoor seating
• Improve landscaping
• wider and cleaner sidewalks
• Wider sidewalks
• More dog friendly More closed off streets More parking • Architecture and design, more nature. More visually appealing places to gather and hangout. Establish a space with more scenic viewpoints
• Make more pedestrian only streets with outdoor seating for eateries. • Steam clean the sidewalks and empty the trash cans
• I would close off more streets to be pedestrian only. The downtown area should be a place where people can walk freely - Currently, the amount of space dedicated to cars significantly outweighs the space for people. The vibrancy of B street should point to the success of making things people friendly. If people want to visit San Mateo's downtown, they should take the bus, bike, or walk instead of being allowed to take up significant amounts of space and impede on the movement of pedestrians at all times of day. The cars really make a pleasant place not nearly as enjoyable to spend time, even after considering B Street. Parking lots are a really significant scourge on the spatial planning of the city, and although I know there would be immediate complaints if it was to be removed in any capacity, the complaints come from a minority and most people who actually are in the downtown area enough to enjoy it greatly prefer that there would be additional retail, housing, etc. To be quite frank, I do not think the city should listen to residents in neighborhoods like Hillsborough or Baywood in regards to how downtown is developed, as they often vote in ways that make downtown less pleasant for everyone else besides them.

That's simply not a way to run a city.
• Not sure
• I will implement epidemic prevention and public health measures to ensure the safety and health of residents and tourists.
• Build a more efficient and environmentally friendly public transportation system. • More parking
• More nightlife options. Most things close by 9pm.
• Easier to find parking
• clean the sidewalks to new they are filthy and my wife doesn't want to go downtown anymore, the storefronts are too old to be modern and too new to be quaint, lost in the 60's we go to Santana row, los Gatos, mt view, Palo Alto, San Carlos, Burlingame, lots of driving to be in nice environment
• Need areas available for smokers. I know everyone discourages it, but there are a lot of us and we can not smoke in our apartments anymore. Smokers also need relaxing areas. • Visibility at some pedestrian crossings is a big concern l've noticed. I've seen on quite a few occasions a driver having to slam on their brakes after seeing someone crossing last minute. Sometimes it'll be because the crossing entrance is obscured, and other times it'll be because the driver is going too fast, which I'd estimate to usually be around 35-40MPH.

I've especially seen this case with children since they're smaller and often less aware.

Thankfully drivers in San Mateo seem to pay more attention, but all it takes is for someone to be distracted at the wrong second. I'm not entirely sure what the best solution would be, but I can think of a couple things that might help. Extending curbs at crossings where they aren't already is a relatively simple addition, but not necessarily always feasible. One place where this might work is the westbound side of 3rd Ave by the movie theater. There's a defunct right turn lane there and while the curb is marked, people will park there at night due to no parking enforcement during those hours. A possible solution could be to extend the curb there, or even turn that entire lane into a mixed use path. The sidewalk there has always felt narrow, and that could also help with that. The only issue is figuring out where delivery trucks could go, but maybe leaving a ramp or allowing part of the path to be mounted could work. A cheaper solution is a dedicated bike lane, but those run into the chicken and egg problem since San Mateo as a whole has very scattershot bike infrastructure. Especially since people often don't use them unless the lanes are physically separated with some kind of barrier. Another especially problematic intersection I'd say is 2nd Ave & S. B St. Cars there are often racing the yellow light there, and sometimes even getting stuck in the intersection. I don't know what a good solution here is since that intersection has high traffic from both pedestrians and cars due to the nearby B. St walkway as well as the parking garage. One could potentially close the section between B. St. and Ellsworth and ask cars to go around instead, but that could also be heavily controversial as well. Ultimately solving this one likely has no "best solution," but something should definitely be done before the worst happens.
• More lights, like Downtown Palo Alto
• Fewer places downtown for the Draper University to take up space. Restaurants that do not have all Asian menus in the windows. Need to have English as highlighted as Asian characters.
• Better and more cleaning times throughout the week and the weekend. • Free parking every day
• Less cars. More pedestrianized areas. I'm from England. Most town centers (bigger than San mateo downtown) completely restrict car travel. It's so nice to walk around, especially with kids without having to worry abo it cars coming in and out of parking lots without looking. • More places to shop and less boba shops, there isn't a single clothing store I can recall but there's way too many boba stores
• Please clean the sidewalks and empty the garbage cans. More restaurant variety. • More public seating and shade on B street, would be so nice not to just have it bare. • Make downtown more inviting (similar to some European cities). • More inviting places to sit that are outside of a restaurant. Make the pedestrian mall more inviting. More family friendly events.
• More pedestrian-only areas, more parklets for restaurants. The stupid regulations that forced so many restaurants to take away their parklets are so frustrating. Look at NYC. Our weather is perfect for outdoor dining and socializing and the City f'd it up. • Greater variety of restaurants and more diverse retail • Useful stores for errands. Too many fast food places. • Less boba shops
• Better shops...women's wear
• Hands down, it would be improving the playground area and activities within Central Park.

For older generations, you could add outdoor exercise equipment along the walk paths for younger generations, the playground equipment is in sore need of an update. • More parking
• Make it people centric and less car centric. How much parking does one piece need? How many high volume streets going through the core if the downtown? Convert spaces to gathering, make it easier to get downtown via mass transit, cycling, walking. Why do we make it easy to drive their, but not take the train or cycle? • I can make an improvement to the downtown area of San Mateo to enhance the convenience and coverage of the public transportation system. • Maybe more entertainment that appeals to young professionals? Some ideas are board game cafes, karaoke, workshops, etc.
• More parking
• More diverse cuisines and more parking options
• More bike parking and bike infrastructure
• More bike racks and places to park bikes
• Easier parking. Free parking would be nice
• Closure of more streets to make the area more walking and child friendly • More variety in stores. Places for children like an imagination city, arcade, bowling. • More parking availability, more retail stores
• Add a lower cost grocery store than Draeger
• Make sure to preserve historic vibes of DTSM. Activate B street between second and 1st so it has an actual vibe and not just crummy outdoor eating set ups from restaurants. • More parking options please!
• Extend the blocked area on B street. Add more parklets. So great to be able to sit outside.

It's like Europe.
• more retail
• I hate having B street blocked off. It has turned a bad traffic situation even worse • More walkable areas
• Please please add a variety of retail shops. We need to go to Burlingame for shopping. Also too many similar restaurants/ drink/ dessert shops. More variety of cuisine/ restaurants. • More parking. More weekly community events, year round. • More of the close parking spots to downtown being more 15 minute only for takeout • More trees and/or natural shade with places to rest
• Make more parking, make more affordable housing. Diverse restaurants • Have an independant bookstore that carries new books (I love B Street Books, but they don't always have what I'm looking for, and I would rather buy from an independant book store than Barnes & Noble). Bonus points if that bookstore also carried board games! • More places to grab a drink. Like grape and vine
• Lower the speed limit to 15 MPH to make it safer for pedestrians. Drivers make it super scary sometimes.
• More parking. Better light syncing so traffic snarks would ease. More left hand turn lights. • More police presence
• More kid/family friendly things are always welcome.
• better variety of restaurants and costs
• As a new dog owner, more outdoor seating at restaurants. Despite having B street remain closed to cars, there are actually not a lot of options for outdoor seating. • Configuration- you need a central area that all streets come to within the shopping area • More activities planned on the streets that are closed to car traffic • Variety of restaurants - too many asian options. I like more high end variety. • Improve B street's pedestrianization and make it more permanent (automatic rising bollards, paved or cobblestone streets that are more level) • I would like the walking area on B st between 1st and 2nd to be cleaned better. Also more public seating in that area. There's no where to sit and hangout. I would also like more parking for Downtown residents. Currently we have to park blocks away in order to park. I'd like resident parking permits for the area.
• More parking
• Better support/programs for the homeless in the downtown area - along with better communication about opportunities to help; ways for local businesses to donate food, etc. • Better pedestrian experience, especially on B Street. For B Street, level/flatten the street and replace asphalt with nicer pavement and add more trees/benches • Different types of restaurants cuisine
• Less poop on the sidewalk, about once a month I'll see that • Besides architecture that is more compatible with existing buildings, you need a grocery store like Trader Joes and/or a Whole Foods in the Downtown. We are not sure if there will be grocery stores at the Lanes Partners mixed use project on 4th Avenue or the 303 Baldwin project on B Street, Baldwin, Ellsworth. Residents need organic fruits and vegetables at reasonable prices without having to drive to get into a car to Whole Foods or Trader Joes. A Farmers Market along the pedestrian mall on B Street would get people into the Downtown.

More boutique specialty shops. These new developments are driving out all the small businesses.
• more variety of restaurants at night. Daytime for salads is easy. Restaurants open at night don't have much variety
• free parking
• more pedestrian streets
• Pressure wash the streets more often.
• better parking especially more handciap parking
• give it a whole new parking meter guys and new police officers!!!!!!! • I'd love a different mix of restaurants. Perhaps another breakfast place. Perhaps some parking that's just for picking up takeout.
• Free dedicated parking for the blood bank (Second & El Camino). • Better information on community events such as Summer Concerts, etc • I would like the sidewalks to be cleaned. I was downtown on Sunday and it was so crowded! I use a walker and it was difficult for me to use the sidewalk because of all the people.
• increase closed streets
• Wider variety of activities and kinds of restaurants. • Add more community events.
• Cleaner sidewalks
• More pedestrian-only blocks like on B Street.
• Crest a communal gathering place for live music and other activities • PLEASE clean the streets, sidewalks, and parking lots. • Eliminate large buildings and commercial office spaces. • Daylight San Mateo Creek.
• The parking situation. Provide more, lower-cost parking. Provide free parking on Saturday in addition to Sunday.
• Cleaner streets
• Hard to find out about events. Sometimes randomly stumble on them on Facebook but not concistently
• Parking availability and cost
• Definitely need more parking, it is getting worst as 4th street is opening more restaurants and parking is a pain in peak time
• More parking is always a plus.
• Open B Street.
• More diversity of restaurants and outdoor dining, more late night dining and bars • More benches
• Make it like Burlingame Ave
• Have more seated areas with shade available.
• Create a downtown plaza.
• More diversity in restaurants. It seems like some cultures are over-represented, while others are completely ignored.
• Add more greenery to make it (esp. B St.) more "park-like" • more variety of restaurants
• More communal seating that's not necessarily tied to a specific restaurant/cafe! • A bit more diversity in the types of restaurants and bars; make Central Park open to dogs at all hours of the day (not just mornings 6-8).
• More variety of shops / less bubble tea and noodle small restaurants, more local retail • To keep the diversity, now everything is just another boba or Asian restaurant that opens up. • Cleanliness of the streets and the stores (poor signs such as handwritten or unprofessional signage) makes the downtown area feel dirty, unsafe, and uninviting. • variety of restaurants (asian has taken over), any retail! • Wider variety of cuisines... too many boba and ramen places TBH • Maybe allowing pop ups or a small farmer's market during the weekends. I think the courtyard in front of the theater is under utilized and could be a nice spot for a small maker's market near gifting holidays, inviting makers from the San Mateo county. • Clean it up. The sidewalks are often filthy and there are overflowing garbage cans everywhere.
• Put tree lights on 3 & 4 ave; spray clean area around the movie theater area. Walk way awful w garage outside & mall area loojs dirty
• More hip.. just because it's technically a suburb doesn't mean it can't be a very cool place.

With stores like Atlas, coffee shops like Blue Bottle and restaurants like Wursthall and Pausa, the direction for cool things to happen are there. But the leadership is lacking in moving the needle in the right direction.
• Remove unused Parklets
• The City should insist on quality building design for any structure in the downtown area. • Eliminate the vehicles
• wider variety of restaurant cuisines
• Keep the local service providers. We have lost the toy store, tailor, now the cobbler and the jewelry repair seems to be disappearing Also keep a variety of food/drink. Why no artisanal ice cream but 1000 boba stores?
• All the new restaurants are the same. There are more noodle soup like restaurants than all the other restaurants combined. It would be nice to have more variety. • More areas where we can gather with kids and friends. More shopping/retail. More outdoor dining and parklets.
• Crossing El Camino Real feels very dangerous sometimes. I wish there could be a public safety campaign to get drivers to be more respectful.
• Open up B Street again to cars
• A significant emphasis on bars and nightlife to continue revitalizing the city for young people • Close off central business district streets to cars to make a large pedestrian area with ample space for bicycle parking.
• Besides missing Talbot's...something for teens, even if just public sitting areas. • More retail, better signs for parking
• Free two-hour parking. Several other cities have it and it works. • More diverse restaurants
• cleanliness, more benches for sitting
• Make it more cohesive. Redwood City has done a great job with their downtown, I would copy their program
• More diversity in dining options, more closed off streets for walking and outside dining especially during non-winter months
• Traffic
• Slow down on the apartment developments. Keep it quaint and friendly. • Make more permanent investments to the closed b street areas. • more outdoor seating options at restaurants (besides the blocks that are blocked off from cars completely). this makes the vibe even more lively and inviting. • Clean the sidewalks in front of and behind all restaurants especially Asian Take a look and use San Luis Obispo's downtown as an example No comparison • Clean the sidewalks!!
• Easier/affordable parking and public transit between there and foster city • Make it spotless. Clean it up.
• Improve non-auto access and circulation.
• More of same.
• open up B street
• More summer events for families. French towns are fantastic at having events that bring together the community. Would love to see that adapted to our town. • A little cleaner sidewalks
• Get rid of those stupid meters! Coin meter are so much better. Who on earth picked the current ones needs their head examined.
• Great restaurants and keeping an upscale grocery store. • reduce traffic flow
• Marketing around the small business owners in downtown, not just the hip brands. • Daily clean and maintenance
• Have music in the street or something fun if you close off B. need more variety of restaurants and nice bars with outdoor patio.
• Bring back old town sushi. Give free parking to all oneils patrons. More Italian restaurants. • More fun restaurants for younger audiences
• Have some live music venues
• more outdoor dining
• A bigger variety of restaurants
• Free parking
• Find a way to make it less grungy and dirty looking. Needs a variety of restaurants types.

Too many Asian food
• Less cars
• I wish there was more of a central gathering space to hang out the way RWC has the County Capitol Courtyard.
• Disregard of drivers and especially bike and scooter riders of traffic rules and basic concern for the public and the gross short sightedness of city planners for deteriorated traffic flow in the downtown areas.
• More activities for teens and families
• Add a splash pad to Central Park or downtown with lots of seating. Families could get takeout, treats play in the splash pad. It would draw so many more people downtown. • More shopping (like Burlingame)
• I would say that, for new restaurants, trying to keep or increase the variety what goes there.

We have so many boba places and so many hot pot places, but if only 1-2 are good or our favorite...the other places we just ignore.
• better parking options, Tesla charging
• Less congestion from cars trying to find street parking, better pedestrian walk ability • Too many restaurants
• Cleanliness, safety crossing El Camino Real. Drivers running red light all the time • music or audiobook store
• No right turn on red Red curbing on corners to improve pedestrian visibility Bike lanes east/west and north/south through downtown Leading pedestrian indicator at every intersection downtown
• Can't think of anything
• more shops (too many restaurants)
• Clean it up
• Wider, cleaner sidewalks would be lovely. There's a sewer smell wafting into the street on several blocks and the sidewalks are crowded with people and beautiful trees. • Clean it up, update it!
• It would be nice to have more affordable places to hang out for teens. A more walking friendly path from the library to downtown. More trees overall. • More variety of shops, not just restaurants
• remember some of the events for the community we used to have? like the wine walk from years ago? or halloween trick or treating across the storefronts? would love to have some of those come back to be able to engage with the stores and my family • Get rid of the Chinese restaurants and the hideous pictures of Chinese food on the windows • Free Parking for limited time.
• More public gathering areas
• Additional selective street closures for additional opportunities to congregate for pedestrians
• higher quality stores
• Remove enough street parking to install wide bike lanes that are well clear of traffic lanes. If this were to happen I would feel safe to use my ebike for shopping instead of my car. • More variety of better than average dinner restaurants • End the allowance or building of corporate and/or corporate offices-w-retail off of El Camino Real
• The number one reason I avoid downtown is the paid parking. I would love to pop downtown to pick up a coffee or a pastry but do not do so because of the need to pay for parking and who knows how long to pay for... 10 minutes, 15 minutes...30 minutes. It all depends on if there is a long line. The phone app has made no impact on my distaste for having to pay for parking.
• Less restaurants, more attention to cohesive architecture, require shopowners to keep sidewalk out front clean, greater variety of shops that are not food related • keep up with maintenance in central park
• Larger pedestrian only sections. Less Asian themed restaurants - far too many. • Close 4th Street from ECR to Ellsworth (similar to B Street); change 5th Street one way eastward from ECR to Delaware.
• More plaza type spaces.
• Traffic and parking
• Less apartment buildings.
• Enforce traffic laws - people constantly make u-turns in the middle of the street or turn from one side to the other to park. This is unsafe and disrupts traffic. Worst spot is in front of Starbucks and Noah's on Fourth Ave.
• Add benches/public toilets
• I would like to see a greater variety of restaurant cuisine. I love Asian food but I would like more variety.
• If the 'parklets' are good for the businesses they serve then ok. But realize it makes it hard to negotiate the downtown area.
• More trees/plants
• more retail
• Traffic and parking can be challenging, particularly at peak times. Solutions that accommodate cars, cycles, and pedestrians keep *everyone* safer. That includes education - infrastructure and culture must work together to be effective. Physical traffic control measures should also be esthetic - the current barricades closing B Street to vehicle traffic are not!
• Allow more dining/drinking on B street. Maybe a night market on some nights. This will attract more visitors and make it a destination spot.
• More diversity of restaurants. There are too many of the same kinds. • Upgrade a better parking payment machine system - where main screen is easy to follow and give enough time to ADD Minutes when needed. Credit card should be available especially at the parking garage next the Cinemark Theater. • Free parking in a center diagonal parking strip on 4th AVE (LIKE THEY HAVE IN PACIFIC GROVE, CA ON lighthouse which is FREE parking.
• More access and variety of places to park. Have a tram system somewhat similar to downtown Denver Colorado with remote parking. . It makes getting around and Parking so much easier I wish San Mateo would have a look at this. • wider sidewalks, 3rd ave and B street - pedestrian-only, return of parklets or outside seating instead of parking.
• Better sidewalks
• An easy way to drive around it. Right now it's slow whether you go through or around downtown.
• Make it less ugly. It is so ugly. When I have friends and family in town and take them downtown, the conversation always goes to how ugly the city is. No architectural integrity at all. Dirty too.
• Varied restaurants, too many Asian/noodle/bowl restaurants • easier to park
• having a central area for events and family gatherings • Continue to improve safety and cleanliness
• Re open the closed streets
• Make it more accessible. Open up B Street again and eliminate the parklets that litter our street.
• No cost parking on weekends-Saturdays
• I need help understanding the mix of restaurants or lack of mix. SM should be attracting high-end retail stores or specialty boutiques to keep tax dollars in SM. • More stores/boutiques as opposed to the many restaurants. • Make it disabled-friendly by adding disabled parking and not shutting down streets as disabled and older people are shut out! As my mother aged, we no longer went downtown, including to the movie theater, because there was inadequate parking and it was too difficult for her to be walking. I know this is true for hundreds of older people and disabled people.
• It would be amazing to have a more affordable grocery store downtown - specifically for dry goods. Deans' Produce is nice for produce, but they mostly have like specialty European dry goods. Draeger's is very expensive, and Mi Rancho is also pretty expensive. I live walking distance to downtown and I would loooove to be able to meet all my needs without a car, but I do still need to drive to Safeway or Trader Joe's for my weekly groceries :( • Daily steam-clean the sidewalks!
• Improve east side of RR tracks and roads from freeway to downtown • it would be nice to have more night life with bars/music with outside sitting. • make more pedestrian only streets
• parking is tight. no one is parking at the new light in the old kinkos lot. • Orientation and focus of downtown. B St faces north/South. This is problematic as winds on many afternoons blow parallel to B st and make it a wind tunnel and less enjoyable. A better focus would be east west 3rd, 4th, and 5th ave (this would replicated a similar orientation with Burlingame Ave, Santa Cruz Ave in Menlo Park, University Ave in Palo Alto, and Catro in Mountain View).
• l'a like to see the B Street mall leveled out so that smaller restaurants that maybe can't afford an expensive parklet could at least have a non-slanting dining area. • The last time we came down, there was practically no bike parking for a pedestrianized plaza, which makes no sense.
• It is in general safe and clean, but I wish these aspects can be improved even further. • Add more variety of type of cuisine that is not from Asia. Add nightlife for young people.

Expand sidewalks. Many times the sidewalk is being blocked by restaurants goers making line.
• San Mateo downtown as a destination is so challenging if driving to get in, drive through, and find parking. There is very often traffic jams and construction activities impact movements. Right now I avoid coming into downtown.
• Add more diverse restaurants, there is an overabundance of asian food Also, I rooftop bar/restaurant would be great
• Ironically (given the last question) it needs MORE diversity. Where are the family friendly, open air restaurants. The bars with music at night, and it would be nice if some of the asian- style restaurants also had more English in their signage so I would feel more welcome at their restaurants.
• Reopen b street
• Establishment of a smart city management platform. Utilize big data, cloud computing and other technical means to carry out intelligent management of the city and improve the efficiency of urban management and service level.

• Enforce unauthorized parking in loading zones.

• Create more bike lanes and walking paths/encourage green travel to reduce traffic congestion and air pollution.
• Replace the trash can
• Replacement of street lights

• Can increase greening and have more areas for dinner. • Enhance safety and security in the city center.
• Add trash cans
• Add coffee shops
• The street front store adds some luxury brands
• Add a public art exhibition space and organize regular art exhibitions to enrich the cultural life of the public.

• I want diversity in the restaurant
• The convenience of transportation
• Enhance the convenience of transportation
• give more attention to 25th avenue businesses
• Diverse food options. For a long long time, there was barely any bakery. We have few now.

More cafe will be nice. More (non Asian) options will be nice too • More parking.
• Please, please please clean the sidewalks, clean the streets, clean it up the storefront look filthy. Everything needs to be painted and cleaned garbage cans need to be emptied • Have more communal areas with tables or benches for people to sit • Get rid of all the pedestrian ways. That's why I don't like going there anymore. I used to frequent it a lot as a kid, as a young adult, etc, now I won't take my kids there because parking is ridiculous because of the unessecary expansive pedestrian ways • parking meters at so high for a quick trip
• Cleaner
• Give back B Street access and parking
• Better diversity of things to do in the evening.
• Adding more parks and greens would be wonderful. Even small pocket parks with benches and trees could provide a respite from the urban environment. • More store and restaurant variety

• More places to park bicycles
• More retail shops
• More retail
• Cleaner sidewalks and storefronts
• Central meeting place / courtyard for events. This could be Central Park. Look at Burlingame Washington park. Don't tear down the community building by the tea garden.

Make it better!
• Better choice of non asian restaurants
• Better parking and more night life
• More parking.
• Repaint the street to normal consistent color and no colors at all. You need to consider people wouldn't fall or slip on the paint if something wet on it. • More variety of restaurants. It all seems to be Japanese or Asian now. • More commercial diversity - we sorely lack retail shops compared to neighboring Burlingame and San Carlos, and even our bar/restaurant selection lacks some diversity • Make it look like downtown burlingame. Put some investment in sidewalks and streetscspe • more variation of restaurants ... there are TOO many sushi spots, not enough of other options so l go to burlingame or san carlos
• Modernize Central Park, update picnic area and provide shade, provide shade at base, ball area, update play structure, more live performers mid week or weekends • Clean the dirty sidewalks.

• Establish intelligent traffic management system
•л Promote electric buses and shared bicycles
• Promote electric buses and shared bicycles
• Improve the quality of public transport services
• Improve the quality of public transport services
• More community events to bring people together.
• I take an active role within my social circle as a community leader or opinion leader, guiding those around me to work together on downtown improvements. • I will participate in cultural exchange activities such as art exhibitions and concerts to enrich the cultural life of the city center.
• I advocate healthy eating and encourage those around me to pursue healthy living together • I personally focus on personal grooming and quality enhancement, and set a positive image for the city center with good conduct
• I will purchase or support the work of local artists, providing financial support and moral encouragement for artistic creation.
• Upgrade and maintain transit vehicles to ensure they are comfortable, reliable, and environmentally friendly.
• Increasing the frequency of buses to reduce passenger waiting time and improve the attractiveness of public transportation
• Adding more bus routes or extending existing routes to cover more areas for residents and visitors
• I will regularly participate in or organize community clean up activities to keep the streets and public areas tidy.
• I joined the volunteer team to participate in public programs or events downtown to contribute to the community.
• I can provide free Wi-Fi service in public places in the city center for citizens and visitors to access the Internet at any time.
• More walk and bike ability less cars
• Plan specific areas for public art displays and encourage artists to display their work. • To formulate more stringent conservation measures so that historical buildings can be properly repaired and maintained.
• Stop building high rises and keep the small shops and the veriety. I see a ton of asian restaurants but all the small business are gone.
• Less boba shops. I'm Asian, and there just too many. I want more variety. Gelato, ice cream, cupcakes, etc. (2.) More fast casual salad shops (Tender Greens, The Toss) because Sweetgreen is great but too far away from B street area. (3) Some more anchor restaurants that can regularly take big groups. Right now there's mainly Pacific Catch and Rise on B Street as anchor big places with outdoor seating or enough seating for big groups. It would be great if others (1) offered outdoor seating (yay Kajiken does now!) and (2) had 1-2 more anchor big places for large parties.
• It would be nice to have a few nice boutiques and a few more upscale stores. • Variation on restaurants, stores other than food, fix the 2nd Ave parking garage • Make it a business friendly environment esp when new building happens forcing moves due to rising rents
• I wish more things were open later. And a bike lane that cuts through north to south. • road
• Build more parks and museums.
• I'll widen the main roads to make sure the traffic flows smoothly. • Extend paid parking hours to 8 pm and charge an amount for parking that leaves one spot open per block. There is a huge amount of traffic from people waiting to find the perfect spot. On street parking should be set based on demand which would encourage people to use the cheaper (or free) parking garages. The Kiku Garage is grossly under utilized at this point.
• -Organize various cultural activities: organize art exhibitions, concerts, drama performances, cultural festivals and other activities regularly to attract people of different ages to participate and enhance the cultural vitality and attraction of the city. • Pavement defects should be repaired overnight, not because of a small defect affect the entire bustling city
• Overall, we need to be moving away from cars to walking, biking, and other forms of micromobility. It can't and won't happen overnight and the needs of especially low-income, working class people, people with disabilities that require automobile transport, etc., must be taken into account. But policymaking efforts, budgeting decisions, and so on must keep a transition away from automobile focus top of mind. The wonderful weather here can't let us think climate change isn't real.
• Stop offering parking in downtown so people can park right outside of it and walk into downtown
• I would like to see more and a wider variety of retail shops (clothing, toys, home goods, etc.) and services (repair and non-profit resources).
• Make the museum's hours longer.
• It's perfect. I invite friends from all over the world over for a vacation • Wider sidewalks with trees and more casual seating
• I basic green travel mode to reduce traffic congestion and air pollution. • I am safety conscious and help maintain public safety by watching for and reporting public safety hazards in the downtown area.
• I have always obeyed the rules of the road, driven or walked in a civilized manner, and contributed to the orderly flow of traffic in the downtown area. • Add more play areas

More variety of restaurants, there's a lot of options but most are too similar. • Would like to see more done with the open walkable space on B Street. Still feels kind of empty. Would also like to see fewer boba places and more local shops. • Hope to increase the green area

If downtown were more bike friendly, and there were safe routes to get there, more residents would travel there by bike, transit would feel more connected, and the city's overall quality of life would improve. • Modernization
• If it can be improved, I would like to improve the walking and cycling transport facilities in the city centre to make it more convenient and safe.
• Close off B-Street permanently. Add trees and grass and water features and more seating in the middle of the road. Let the restaurants expand into the street!! • Increase more green spaces
• More variety of retail.
• more financial support for locally owned small businesses that support community values - best example is Bird's Filling station - and it went out of business because the city did not have the foresight to provide economic support for small business owners. Terrible. • I'd invest more in cleanliness and making sure the unhoused people are getting the help they need to be escorted away from sleeping in public areas in the evenings. • Make it more upscale like Burlingame and San Carlos. Their downtowns feel much nicer and like a destination/place to hang out with friends and family. • I will add more green spaces and bike lanes to enhance the walkability and bike friendliness of the city center.
• Don't change at all
• Clean up the streets and storefronts. Better and more plants and trees • I would love a couple more places for nightlife. Nothing crazy, but a solid neighborhood bar that's not a sports bar or an Irish pub would be amazing. • Beautify and modernize the area, fresh paint and more greenery • More places to sit outside and enjoy food or coffee.
• More shops open in the evening would be great, and I love Draegers but would like another grocery store. I hate empty storefronts.

• Parking
• More nightlife options Homeless population & residual garbage • Add more young adult nightlife/bars like Karoke, Trivia similar to Redwood City Downtown • Need more retail. Not many places to buy a gift etc. do not care for the new parking "meters". Sidewalks are dirty in front of many restaurants. • If I could make one change or improvement to Downtown San Mateo, it would be to increase the availability of public parking. This would make it easier for visitors and residents alike to access the area and enjoy all that it has to offer. • sdsd
• Stop building so many high rise buildingsnsins
• More seating for people to hang out rather than only being able to enjoy sitting in downtown outside if you eat at a restaurant with a parklet.
• Maybe a little more shopping vs mostly food
• Parking and accessibility
• Like the above, I would have more street closures, which along with that, more centralized parking.
• More health forward restaurants
• It would be great to see more businesses that aren't food related; the food options are great, but the downtown has become one dimensional. It would also be since to see some of the storefronts cleaned up and some standards around signage. • Make it more bike friendly
• More events during weekends
• Open B street for cars
• Lack of parking is a huge issue
• More convenient parking would be helpful with clear signing of cost and hours when you have to pay. Also easier ways to pay.
• A sound alarm or signal on parking garage letting pedestrians aware of car's coming out • Less cars parked everywhere and more park like setting • Open B street Very hard for the parkin
• More attractive in every possible way including trees and landscaping, inviting areas, buildings that aren't "cookie-cutter"
• Open the streets for driving and parking.
• Bike rentals
• Disabled parking availability
• Would like to see art, entertainment and other non-food related businesses • Chaos and flow of traffic. Sometimes it seems that people just illegally u turn or cut off drivers. Drivers j aware. It's a madhouse.
• I would add more options for nightlife to help the city grow as a destination for working professionals in their 20's and 30's. Most restaurants close between 9-10 pm regardless of weekday / weeknight and there is only one nightclub (Sky Lounge), which has variable hours.
• A grocery store like Trader Joe's.
• More variety; how many boba and soup restaurants do we really need? • Keep it small, stop building upward and converting the small downtown into a large one. • More activities at the park, more nice sit down dinners that are non-Asian food, more parking
• More biker friendly
• More nightlife things to do
• More places to eat quickly
• variety of restaurants, more outdoor restaurant dining spaces, more activities like art shows and wine walk, etc
• Discouraging homeless and pan-handling
• Parking and traffic is the main reason I don't go to downtown. Since don't live walking distance, I need to drive. Parking isn't guaranteed during busy times, but thankfully I live close enough where I frequently visit in off-hours.
• Approve better architectural design for buildings and landscaping. • Stop building canyons, I laugh everytime I go down 5th ave. and see the bridge between the buildings. It is pretty ugly.
• More diverse food and drink restaurants and bars. More parking. • More variety / I feel like everything I knew and loved is turning into an Asian restaurant, which, is fine, but it leaves limited options
• We need lots more along the north end of the B St. pedestrian mall (e.g. more parklets, landscaping), String lights that run overhead, similar to Main Street would be nice!! • Clean it up! Power wash sidewalks more frequently
• Grade-separate the train tracks so there are fewer horns blowing. More trees in the downtown streets Additional bike infrastructure, especially on feeder streets around downtown and the train station (e.g. Tilton, etc)
• Less traffic. Less car-centric in general
• Shutdown more streets for walking
• Get rid of the license plate parking meters. Keep gangs of bicyclists out of the park. Makes an unpleasant vibe to pedestrians hoping they don't get run over or mugged. Keep our streets open to cars and do not close our streets or make front-to-back parallel parking (limited parking) options instead of diagonal side-by-side parking. Also it is time to re-open B street. There's a park for walking around. We don't need our paid-for streets closed off for 4 years and counting. Also leave the High Density Housing projects for bigger cities. Hands off our suburban and formerly low crime city.
• A little cleaner
• get rid of the b street closure nonsense. it's not even for seating/dining! it's blocked for no reason, y'all. also more restaurants please. and more shops. i feel like DTSM is just okay. not to be a snob bc i love san mateo, but i prefer burlingame ave. also the parking is too pricey and restricted.
• Put in old parking meters that accept coins
• Add more only pedestrians areas.
• More parking
Q15. Are there any other comments or ideas you would like to share with us about Downtown San Mateo?
• I really like that parts of B street remains pedestrian. I would love an area with some unique boutiques so it can become a destination for shopping. Several shops I liked closed down. may be helping small businesses with rent control would help to keep them. • The Chamber does a good job of communicating information • NO

• The vibrancy and walkability of the parallel north-south streets (i.e. Ellsworth Ave and San Mateo Dr) need to be improved. The can be somewhat depressing and feel unsafe. • There are too many Asian restaurants.
• Burlingame avenue is lovely. We should be too
• Disappointed to see two smoke shops on B St. Not family friendly or needed. • Leveling the pedestrian-only blocks on B street will make a huge difference aesthetically and for ease if dining, walking, and other activities.

• Make outdoor dining easier and more attractive for business owners to implement and more enjoyable for patrons, e.g., like Castro Street in Mountain View. • Keep up the good work!
Please do a better job enforcing codes and ordinances as they apply to the buildings in the historic district. Ensure trees and parklets do not block views of historic buildings. Develop more consistent business signage, as what is there is a mish-mash and not at all complementary with the historic buildings to which they are attached. Ensure new construction complements older buildings in scale and building materials. • Not enough variety of restaurants. Too many Asian restaurants. Missing a bookstore. Make it more attractive to visit downtown.
• Upgrade to a more walkable and enjoyable downtown area like Burlingame with its diverse restaurants and shops.
• Make it easier to get around
• Downtown San Mateo looks dog-eared, haphazard and dated. Good things are happening Downtown and the "look" of Downtown has to reflect that. Burlingame has its look; San Carlos has its look. Downtown San Mateo should have its own unique look...welcoming, warm, diverse but united, attractive (not folksy), "where it's happening". Make sure new developments reflect the beautiful old buildings already there. Don't make Downtown look like every other town in America because that's what's cost-efficient for developers to build.

Have it "sing" "San Mateo". Motivate people to want to wander around Downtown, feel good about hanging out Downtown (not just grab their take-out and go). Where's the big picture thinking about what Downtown should be? The San Mateo community (small businesses, residents, visitors, etc.) would support that and get involved. Thanks for asking! • DSM lacks community PRIDE. Be more like downtown Burlingame. Emphasize unique aspects like historic buildings, independent small businesses and alley walkthroughs. • "Too Good To Go" take-out hours/days and easy in & out pick-ups; i.e., for 50% sandwiches, salad bowls, and sushi after 4 p.m.
• I love the pedestrian friendly areas
• Really enjoyed the Boba Day event.
• That B Street closure section is attracting throngs of kids on bikes riding recklessly through the area and on the nearby sidewalks. (I.e. Popping wheelies near people dining outdoors, speeding on sidewalks forcing people to jump into the street to avoid getting hit.) Perhaps prohibiting bike riding in that area would help.
• Is the city planning commission proud of what downtown San Mateo looks like now versus 15-20 years ago? If so, why? Do not do to Draegers what has been done to Trags. • So far nothing negative to say. Pls keep up the safety, and clean environment:) • Help retailers so that every store that fails doesn't turn over to a food industry • Have a vision and make it awesome. Clean. Safe. Beautiful buildings. No DEl art. Abstract art that isn't pushing any agenda.
• Open B Street
• San Mateo has a run down feeling. Needs to be nicer.
• Greater restaurant variety and more outdoor dining
• I think the additions of housing downtown is helpful. Just worry about safety and our aging population.
• lenjoy the Downtown San Mateo. There is a great variety of events. I appreciate all of the tremendous effort that must be necessary to maintain the community. Thank you for all of your efforts.
• Thank you!
• Take more pride in Downtown. At present, buildings are unmaintained, sidewalks filthy, trees raggedy, parking scarce. There used to be specialty destination restaurants, but now mostly fast food and predominantly Asian. Downtown is wonderful when we appreciate and care for the wealth of historic buildings we have, diversify the restaurant options, and include a greater variety of retail stores.
• Open up B Street to vehicles
• somewhat dangerous to cross in crosswalks--right turners on red cars after come close to hitting pedestrians
• Jack in the box has Rats on the corner of 3rd/ s. Delaware bus stop. • It is embarrassing how little the people making decisions care about the safety of people trying to bike downtown. For 15 years l've gone to meetings and worked to get bike projects included into various plans but nothing good has gotten installed. Bike lanes in the approved bike plan got cancelled but we're told that maybe something will happen with a downtown plan. I'm not holding my breath. It feels like such a waste of time to fill out another survey.
• Love the pedestrian area on B street, with dining areas! More of that would be great. • Thank you!
• I like the asian food options.
• A refresh of downtown San Mateo is long overdue. B Street is embarrassing with the cheap blockades, cheap looking outdoor dining spaces, skimpy lighting, lack of flowering landscape.
• I would love to see small fairs and events, either with pop-up vendors and/or with shopping deals for the local businesses. Maybe some of these already happen, but I haven't seen them advertised. I'm thinking of something like a street arts fair, small business days where the local shops participate to offer specials or deals, cultural festivals, etc. • I like the small town feeling of downtown San Mateo but it feels very outdated. The cost of parking makes me want to go to other towns on the peninsula. San Mateo needs to find a way to compete with Redwood City, San Carlos, Burlingame, and other communities - as l fear San Mateo is falling behind the others...
• I live less than a mile from downtown, I walk most mornings to grab coffee and run errands.

But if I want to go out to walk around, have a great variety of food at different price points and stop by a retail store etc. I go to Burlingame, Redwood City and San Carlos. It makes me so mad that San Mateo is so neglected in the downtown offerings with all the taxes we pay and how physically nice it is already on 5th, 4th 3rd and 2nd Aves. The city management needs to stop catering to a few persistent tenants and reimagine the downtown - look at Redwood City! Who would have ever thought it would be a far superior downtown to San Mateo. You need to bring in big retail anchors and smaller franchises and stop telling yourself that rejecting this idea is making downtown San Mateo unique in some way or anti- establishment. The tax base around here does not match this ideal! You have a great and physically beautiful downtown to reimagine. Ifear all the new younger home owners are doing what we are doing - heading elsewhere most weekends to neighboring cities that have invested in a great local experience. San Mateo downtown gets a failing grade. Please do better! Thanks for the opportunity to share my opinion. • There has been a long thread about accessibility .. we will go to Burlingame or San Carlos when it's so difficult to park/navigate
• I'd like to see more types of businesses encouraged. We have enough restaurants. • Needs an affordable grocery store to support high-density housing; better urban planning. • Keep up the good support for quieting the trains and improving the railway crossings throughout the city. Thank you!
• I like the recent improvements to B Street and the overall trajectory of downtown as a more inviting place to be.
• the closed sections of S B St are incredible - please keep them and keep investing in them! • More outdoor seating that is city sponsored and not run by a restaurant. This could help restaurants that are not actually on B-Street (kinda like the mall food court concept). • The b street area has lots of tacky storefronts I'd shop there more often if the parking meters were easier to use.
• Keep it low key and community based.
• The modernization has greatly improved the city. There's still some areas that are grungy or old just off the main area that, if modernized, would make it so much nicer. • Look to Burlingame (if it weren't for the chain stores/restaurants) and San Carlos for vibrant, clean, well-organized districts. Those places are fun to stroll and meet friends. Also, the percentage of restaurants serving Asian food/boba drinks/snacks etc is too high. Need a better balance.
• It is a pain to drive through downtown due to traffic • Need more trees and dog parks
• Free parking, farmers markets, outdoor movie nights and community events. • A footbridge over the train tracks or a pedestrian/bike tunnel (like in downtown Palo Alto) would be great.

Need a variety of stores, not just junk stores
• Downtown San Mateo severely needs to restrict the repetitive nature of the restaurants that appear. There's an overabundance of Boba shops and a severe lack of actual commerce available in the way of clothing, sporting, art and art supplies. A really significant point of issue for me is a lack of public or private institutions that provide a Museum-like experience.

For example, an art museum or a science museum would be fantastic social hubs for the community and really bring a lot of people into downtown who would be likely candidates to go to one of the restaurants or other stores after a visit. These sorts of institutions are the pieces of San Mateo that we are missing - their inclusion into the city fabric would not only create a new and unique experience but also an opportunity for architecture that stands out, and more plaza space that can be developed from existing roadways and parking that would ideally be permanently closed off.
• There is a wide variety of cuisine in the city center of San Mateo. • A bustling commercial center, San Mateo City Center boasts numerous shopping centers, boutique stores, and specialty markets.
• Please keep it safe, clean, affordable, and enjoyable. • like the pedestrian mall but does it hurt certain businesses? • On the above question, I marked "Not at all satisfied" for "Availability of bars and nightlife." I marked this since most stores in DTSM close either by 8 or 9pm which in turn means a lack of activity past those hours. As such, nightlife in DTSM is practically nonexistent outside of the fews bars DTSM has. However, I believe this also contributes at least in part to DTSM's presently high safety. While it is possible to liven up nightlife while still preserving safety, it definitely presents a challenge that shouldn't be taken lightly. • Make pedestrian zone permanent
• Downtown is lively because of Asian businesses. But soon it may look like Millbrae and have almost nothing else... That would be a shame.
• More activity on Pedmall and the park
• I think downtown San Mateo is great! I should visit even more. • It's cute. Too mane bubble teas and not enough supermarkets, cheaper lunch places. • More places to shop and things to do!!
• Love the public art on B street
• поре
• Create more pedestrian spaces and promote small businesses. • The parking enforcement is nuts and too aggressive. I don't mind paying for parking if it makes it easier to find a spot, but it feels like a money grab for the city. • Keep it clean and safe. Without that, everything else you do will not matter • More events on B Street for example: More live music, small carnival or live shows or just a monthly art show with vendors selling art or a First Friday event • Coming out of the train station by car is awkward.
• The city center of San Mateo is a culturally diverse community with a rich historical background.
• I am grateful for Downtown San Mateo. It's one of the things keeping me in this area of the peninsula versus others, as the convenience of Caltrain and the excellent variety of food and businesses within walkable districts is hard to beat. • Architecture is important. Maintain the old and keep the new interesting • If B St is going to stay pedestrian, would like to see more development of the street. It feels kind of empty.
• Love living here!
• DTSM seems need to a bit more curation around which businesses come in. For example, we don't need more mountain Mikes. Save that for a strip mall. Need more high quality retail.
• I wish events were better advertised. Often times I find out about an event after its happened.
• Support more of the small businesses in north B street and their festivals. • I love our diverse, vibrant city. Keep up the good work! • I'm would love to see more landscaping and public art. • Help keep rent low for stores so they stay around
• We need more small mom and pop shops - we have a mall and Burlingame Ave and San Mateo can make a mark for itself
• The Central Park tennis courts need a better system for lining up for courts. Can there be a reservation system on certain hours or clear signs posted on rules/how to wait? Too many arguments to fight for courts. It's a wonderful downtown area that we are grateful to live so close to.
• We live in district 3 and never have any art, banners about concerts or city events. So we don't go to San Mateo we go south to San Carlos for coffee and food and music • The street mural is getting pretty dirty already. While pretty, I don't feel like it has great longevity and wasn't great value for money.
• Want more walkable downtown and more pedestrian friendly! Outdoor dining is great to have. Better to route cars around downtown and keep the downtown for the people. • It's hard for retail to survive, seems like it's all services or restaurants • A pedestrian mall from Baldwin to 5th Avenue. Downtown needs to be more walkable with fewer cars. Have owner-occupied residential developments so the population is more permanent and not so transitory. There is a lot of pedestrian trash dropped from those walking along residential 4th and 5th Avenues and cross streets to and from the Downtown.

We also need street cleaning signs along 4th and 5th Avenues and cross streets in the residential areas so the cars get moved on street cleaning days and the curbs can get cleaned.
• love the area
• street lights better mainited
• I am sad to see that Talbots is no longer there!
• Thanks for sending this! You guys are doing a great job making improvements to DTSM! • I do like seeing police officers patrolling downtown. • I love the central park. I walk there often and enjoy the landscaping. I feel happy that the park is well used and well cared for.
• More concerts
Downtown San Mateo is an active walkable area. It seems to be slanted towards Asian restaurants and clientele. Don't know if that's a bad thing. The loss of all the grocery shopping will affect a lot of people. Hopefully that will change. Ightlife is sort of non existent, except for dining. For locals, it would be great to have a gathering space with games, cafe, bar, music for evening activity. A place to meet up with people that doesn't only involve alcohol or eating. A really great tea house in Central Park would be unique and different. Making the entrances to the park more of the downtown would also be really nice. • Overall, downtown San Mateo really needs updating. A lot of depressing storefronts, filthy streets/sidewalks/parking lots, broken down infrastructure. Downtown only really seems to attract people to the hottest new restaurants, other than those hot spots, it can feel otherwise dead. If you go to downtown Burlingame or the newer part of Hillsdale mall, for example, it's clean, lots of people hanging out at all hours, etc. • Stop developing San Mateo, if we wanted to live in a big city we would have moved to San Francisco.
• Get rid of the theater and make a more welcoming gateway to downtown. • More concerts in the park would be greatly appreciated. • Overall very good, wish some restaurant would be able to open later at night especially on weekend, and need parking
• I cannot stand that B Street has been closed to traffic. This one thing has caused me to drastically reduce the time and money I spend downtown. This was obviously the decision of younger people who have no problems physically getting around. I'd also like to see some effort made to get bicycles and electric scooters off of the sidewalks. • Just would like it kept clean and safe.
• More trees
• Thanks for having more activities. I enjoy attending
• An ideal location for the downtown plaza with be the northwest corner of 3rd and San Mateo Drive.
• As someone who has lived here her whole life, I am very excited by what San Mateo has become and the future of what's in store for this fabulous city! • Sometimes I don't receive notice of events. Not all visitors live in San Mateo. • the sidewalks need better maintenance
• More community events! And some that aren't necessarily (always) geared towards families? Would be nice to meet other adults in the community, too! • Love the community events like the chili cookoff - keep planning and advertising events! Also looking forward to the dog event in September in Central Park. • There must be some guidelines about how many of the same type of restaurant can open up within the same distance of the same type. I'm Asian, but even I want to see more diversity.

Everything is the same now.
• Bring back chains, franchises, and businesses that enforce consistency and professionalism would encourage the many small businesses to care about presentation and would reduce the inconsistency of appearance, cleanliness, and general long vacancies of prominent structures such as the ones directly across from the theater which should be a highlight of San Mateo (would be more so if the benches and general area were patrolled and allowed for residents and workers to feel like this were a place they could sit. • look at other neighborhoods ,,, burlingame, san carlos, mountain view, etc... they've actually done a good job at making their towns interesting and a want o visit destination. • Downtown committee is doing a good job.
- I think power washing the sidewalks could help keep it looking clean and nice. - In conjunction, more waste bins available to keep people from littering. - More retail businesses that cater to different income levels, the ones I see are a bit on the higher end and are more of a luxury. - More SMPD foot patrols and possibly red light runner ticketing, when my partner and I go on evening walks we see people run the lights that run perpendicular to B Street because they know cars aren't going to hit them, but they don't think of the pedestrians crossing. -Sustainable businesses and bulk bin sales, I sorely miss Byrd's Filling Station even though it was out of my price point, I still want to be sustainable and the bulk bins were a high point of the shop. • We need a better diversity of restaurants and more mid to fine dining experiences. San Mateo is becoming known as a fast food Boba shop city. There are very few shops of interest to draw locals and visitors. Find a way to help small businesses that offer a range of goods to set up shop. Have some uniformity for shop signage and appearance. It looks like a garbled mess right now. Aside from mostly fast/casual food, there are few dining choices downtown.
• Match Burlingame Ave
• Great place, please don't let it look like a strip mall... Pacific Catch for example:( • More places to sit on b street
• The cost of parking in Downtown is prohibitive and keeps many shoppers, customers and clients away.
• I think the Downtown San Mateo Association is doing a great job keeping us informed about new businesses, business anniversaries, events, etc.
• please please keep Draegers or something similar. We already lost Trag's. We moved here to be able to walk to essential shopping, but that's being pushed out. San Mateo should not be B'game Ave with national retailers and all the local services gone • More variety of restaurants. Better parking
• I would like to see it as walkable as Burlingame with wider sidewalks and more parklets. B street is a start but doesn't seem to be utilized well by the vendors. • Housing downtown is desperately needed, not more office space • Plenty of car parking and garages but hardly any places to lock a bike. Way too car-centric • Central Park concert series should be more dates. Have more events on closed part of B St. • Just get it together and make it happen. Don't talk about this for 5 years then 5 years to implement. Make it happen as quickly as possible and get the city to fix many of their broken processes that slows down approvals. The business downtown need more and better support and it should be easy for them to do things quickly. • I still enjoy Downtown San mateo, It is still manageable to get around and find parking, although it is getting more difficult. Still clean and city seems to care about maintaining store fronts. With so much developments I am hoping to keep the family friendly atmosphere.
• Would love an H-
• I would like to be able to bike to various areas downtown--especially when picking up takeout--but I'm nervous about safety without most streets having bike lanes. • Paid parking is inconvenient and expensive
• Sometimes there are too many empty storefronts that linger for seemingly years. • No
• Keep making small improvements.
• lenjoy downtown San Mateo!
• no
• The pedestrian area with outdoor seating is fantastic. Would like it to be permanent and perhaps expanded.
• Enjoy music in central Park
• Keep the "unsheltered " away from the library. I see them sleeping on the ledge & afraid to walk by. Not to mention going into the library with their dirty blankets, etc. • I recommend someone in your department stroll down Burlingame Ave and see what they did. They reduced traffic flow, widened and beautified sidewalks--has a very European vibe • Small business needs attention and love. Downtown needs a strategy and it seems the only strategy is focused on B Street and Central Park... but there is so much more. • Yes, very disappointed in San Mateo and SM County that they are not investing in this great City.
• Has potential but needs To be more like Burlingame Ave or laurel in San Carlos.

Public art really adds value to downtowns and I have seen wonderful examples all over the country and world. With few exceptions, our attempts have been very unappealing - murals, sculptures, amenities. We need people involved in design/decision making with better artistic taste to deliver more attractive art to downtown. • more variety in retail shops and restaurants why is it free to park for 2 hours in San Carlos and Mountain View?
• I like downtown Burlingame better.
• Less car-centric and more community centered
Please improve Central Park. It's an asset for people of all ages • San Mateo's population is aging-it's expensive to live there. However the downtown doesn't need to reflect an old, aging population. Please listen to younger voices • We have the new Caltrain, which is great, but we also have a lot of rail crossings. Don't we need to make less at-grade crossings to eventually accommodate high speed rail? • Would prefer B street to be open in winter.
• Clean side walks. No treash cans from stores and restaurants on the sidewalks • The parking garage at Kiku crossing is not being used by the public. Please don't spend any more money on parking.
• More variety needed that is NOT Asian. No place to buy a decent ice cream or gelato for example.
• A lot of development is planned, and these are typically ugly box-like buildings. Consider building plans with more charm and character.
• please dont get rid of more parking. it was bad enough when B street was closed making it really hard to get through that area. finding parking when going out to dinner or trying to pick up takeout can be really challenging on a friday / saturday! We need more diverse restaurants downtown. Maybe a country western bar, fun burger restaurants and entertainment for the family. No homeless on the streets.

Culture and community is important
Maybe focus more on lower and dining options as opposed to sit down or white tablecloth options
remove the street murals. They really degrade SM
• Create an inviting, naturally beautiful area where people will gravitate easily when deciding where to go...whether it be for a drink, dessert, meal, stroll or unique gift. Easily said but extremely hard to create! Safe bike lanes *Attractive parklets for dining and drinking *No traffic walking lanes *Well rounded cuisine appetizer, coffee, lunch and dinner choices. *Play area to bring in families and businesses targeting families near the area *Handmade local craft and artists shops *More off street parking. Reserving the streets or part of them for foot traffic and outdoor eating and drinking, fountain, play area etc.. *weekly or monthly local artists and farmers market on closed off street *local artists sculpture displays throughout downtown *murals displayed on building walls and fronts.

Especially in the little alleys and passageways with effective yet artistic lighting to draw people in *inviting and casual craft beer, cider and wine outdoor/indoor gathering area for people watching and meeting area for friends *
Would be great if residents could have an electronic prepaid parking system like FasTrak • I am not a fan of the blocked streets. While I realize that some patrons/restaurants like outdoor dining. I think that is long past. Driving downtown has become a nightmare due to the closure of B street.
• a It looks very messy and unkempt
• Better traffic management/ flow.
• Change traffic walk signals to be able to cross streets in all directionsie red lights to all vehicular traffic at San Mateo, Ellsworth, and B streets at 3rd and 4th streets. • Moderately priced businesses/eateries better than too much upscale/fancy. Walkable alley ways to connect the streets are little hidden gems. There's currently only one that l am aware of.

More recycle bins in same style as trash bins, more car free areas with pavers over asphalt streets, more large trees situated to reduce wind and provide shade, parking meters that accept coins, nicer storefronts that look more unified in style, needs a beer tap house or brewery, somehow attract a few or just one high end chefs, more parking places, quieter trains, plaques that describe history of buildings, provide shuttles from surrounding neighborhoods, design environment in keeping with the suburban natural beauty of San Mateo, dog friendly with poop bags and receptacles, encourage independent film and "national theater" live streaming at cineplex, provide live theater public activities, have a beer festival with micro breweries, more outdoor seating, keep independent stores, clean and show off the beautiful architectural buildings maybe with lighting, • Sidewalks are in poor condition along some streets, especially north side of 4th Ave between San Mateo Drive and El Camino. The trees don't help things. • I would like to see 3rd street to be changed to one way heading west. This is the only thing that would stop cars from making u-turns into parking spots. It would also prevent traffic snarls waiting for cars to turn left.
• I know we all want a 'vibrant' downtown but is there a measurement that tells us when we have reached 'full vibrancy' or do we just keep squeezing more and more people into a confined space?
• This should be pedestrian focus instead of car focus Urban planning • glad to see the events on B street, keep them coming! San Mateo has a long, rich history of which the city can be rightfully proud and which should be preserved. I say that as a lifelong resident with hopes of seeing intelligent development that carries the city into a sustainable future.
• Allow more music/community events on the street.
• Eliminate the quasi-private Central Park Community Center and rebuild using new Burlingame Park CC as a true public model. Maybe 2-3 stories. • Need some upscale stores.
• I now see a chinese drink shop which has installed a metal pull down door at sidewalk. I see these garage doors on You tube videos on China---it is unsightly and should be banned.

They Chinese immigrants are bringing this garage door to their store because they think their glass store fronts will be broken into. City of SM needs to ban these garage doors; and increase safety (either in video monitoring of downtown or drivebys) to make people feel that garage door coverages of their storefronts are unnecessay. • Although "hole in the wall" shops and restaurants are nice many of them in San Mateo appear cheesy and unclean. We might have a look at fixing that. • Biking lanes safe enough for kids to get to DT
More walking streets is great! But we need to figure ways to drive around downtown and not be always backed up.
• Fire any person or persons that have had any influence on this city in the last ten years.

They have detroyed a world class location.
• improve senior access to downtown local free trolleys, electric vehicles that run throughout the city
• Downtown needs more diversity and a higher-end feel like Burlingame. Our downtown has too many Asian centric restaurants, narrow sidewalks, no parking, and a street closure. B Street needs to be opened up again. Quite honestly, we avoid downtown at all cost and go to Burlingame for their food and activities. San Mateo downtown appears to be catering to one demographic.
• More stores, less restaurants
• Someone needs to deal with the traffic lights! At 5 am, you shouldn't be hitting every red light. The flow of traffic with blocked-off streets needs to be addressed as well. It seems the City manager is just lazy and disregards the downtown. NO PROGRESS is being made. • Make downtown a place for everyone —not just younger people who can easily walk! • Not sure what you can do about this, but the Caltrain gates on E 5th ave sometimes seem to get "stuck" dinging and blocking cars and pedestrians when there are no trains coming (and the gates on both 4th and 7th are up). Cars back up for blocks, and as a pedestrian, I end up walking over to 4th to cross, and in the time it takes me to walk to 4th and get across, the gates at 5th are still down.
• Please seek out and add a gelato store. Maybe one could be added near the park. Also, it would be great to have a book-reading/people-watching "front porch" area in the park. • Too many parking tickets issued mostly due to compulsory use of a parking App that is difficult to use particularly for seniors
• need for bumps in the median of 4th ave. too many ppl make illegal U turns • I would be in favor to remove the central parking garage and replace with a pedestrian mall and plaza (also close San Mateo Drive and Ellsworth between 3rd and 4th ave). S B st and cinema are just too small to realize the desired vision. • Thank you!
• Maybe add shuttles from to and from surrounding neighborhood that go late for movie goers. • It needs to be cleaned up. All of the sidewalks and the majority of storefronts are dirty and worn out...thus the entire downtown looks tired, outdated and uninviting. • Many young people choose to live and work here, injecting new energy and creativity into the city.

• A wide variety of cuisines are available, from upscale restaurants to street food. • Convenient shopping experience. Shopping centers, department stores and specialty stores are available to meet a variety of shopping needs.
• Redwood City has a vibrant activity and downtown square is perfect to attract large communities. SM is limited to Central Park for large gathering space, downtown B Street safe street is good but doesn't seem enough to make downtown more appealing • More trees?
• More retail and more parking.
• I feel like the streets sidewalk should be maintained better maybe power washed on a regular basis. It's extremely dirty and stinky downtown. • If more people can find a place to live close in to downtown, it's a win for all. The people and the business will all thrive. Also, fewer car trips will be necessary if one can walk to shops, entertainment and services
• N/a
• The road has too many holes in it, it would be great to have a more even road. • Landscaping and vibe is truly important.
• I hope to add some more entertainment venues.
• I wish there weren't always people sleeping in public seats. • I hope to increase cultural exchanges with other cities. • I want this city to get better and better.
• You have come a long way in making the downtown more vibrant. • I'd like to see a reduction in parking fees in the city centre. • None, I like here.
• Additional traffic enforcement especially at night. Double parking, illegal uturns are such that it's not worth going downtown at night
• All the high rises being built have taken away the 'quaint downtown' appeal of the town • I hope we can build high speed trains between cities. • None.
• Parking for seniors

• I love this beautiful and welcoming place
• I wish the cost could be lower
• I like the city, but the traffic is a little heavy
• Chamber ignores 25th Avenue and is not appropriating our tax dollars to better support 25th Ave businesses.
• Sorry, no more.
• Well I appreciate the street being closed to allow people to gather it breaks up the flow of trying to get from one end to the other if you're going north and south. • It would be nice to see other types of restaurants beside taquerias and Asian food. • Make downtown accessible again!
Functional- not flashly
• Need more variety of restaurants, too much Asian restaurants. Would like to more of other cultures. To
• Burlingame and San Carlos are far better and more attractive than San Mateo. San Mateo store fronts are unattractive and uninviting. It looks like an old worn out town. • I hope revise more support for local artists by establishing an art incubator or studio space where local artists can work and displays their art.

• The Downtown feels like it has become an Asian-focused town. I would rather see more diversity.
• Revert some of the attention to the 'downtown of the south' on 25th Avenue • Keep a sense of the history & community, don't over-develop and remove longstanding businesses then have empty storefronts due to high rents no one can afford • I'd love to have a regular Farmers Market on B St.

For example, as cities develop, they may face the problem of traffic congestion and need to further optimize transportation planning and infrastructure. • Ithink the city is well-planned and pays attention to environmental protection, with many parks and recreational areas that provide comfortable outdoor space for residents and visitors.
• Encouraging cooperation and interaction between residents, businesses, and government agencies not only enhances community cohesion, but also ensures that downtown development is more responsive to the needs of residents and businesses. • Focus on environmental protection and energy conservation during the retrofitting process to reduce the impact on the environment
• Optimize the layout and design of sidewalks and bicycle paths to improve the efficiency and comfort of movement
• Encouraging merchants to adopt digital services to enhance the consumer experience and promote the digital economy

• No, not yet
• Very happy with the area. Great commute options.
• Would like to see a regular farmer's market

• Redesign the parking. Maybe make it into a multi parking garage • Pets are strictly forbidden inside the park
• I hope the street management will be better and the greenery created more beautiful. • It should make better use of its geographical location to attract high-tech industries • Storefronts look rundown

(This year's Pride Festival was such a joyful coming-together.) And shifting the infrastructure from cars to bikes and pedestrians. • More parking
• I suggest adding more community activities and outdoor recreational facilities, such as open-air concerts and markets, to enhance the attraction and interactivity of the city centre. • From what I can tell there are 1 or 2 business owners that keep bitching about closing off downtown. The city should disclose who they are - the few are ruining it for everyone. • I suggest improving the accessibility of the city centre, such as improving parking facilities and public transport links to enhance accessibility.

• I suggest setting up more public art installations and interactive displays in the city center to enrich the cultural atmosphere and attraction of the downtown area. • Include different parts of downtown in city events. You have a banquet hall at one end on B street and so many different businesses toward south b. What's gonna happen to the Talbots building? Wasted space if you ask me.

• I'd like to see more places to just sit and read a book • Some busy nights I haven't seen one police car pass on a major high traffic street for hours while sitting in a restaurant - with lots of violations occurring • I propose adding more pedestrian and cycle lanes to enhance the accessibility and environmental friendliness of the city centre, as well as organising more community events to further enhance community cohesion.
• No
• San Mateo Downtown is nice but also feels like it is stuck in the past. • lam so unhappy that Birds Filling Station went out of business. I think the City should have offered some sort of grant or subsidy to help this important business that provided education about sustainability as well as products that allowed shoppers to live a more sustainable lifestyle. And it was a community gathering space and owned by a local family.

Everything that should be prioritized in downtown businesses. How could the city let it go? Please please make better choices.

I think the pedestrian mall is great. I'd like to see it flattened or more parklets added so I'm not leaning in my chair when eating outside at a restaurant that doesn't have a parklet. • We have too many sushi and ramen restaurants, need more diversity of restaurants including healthy fare, Mediterranean, Italian, frozen yogurt. And more clothes shopping/boutiques so it's more of a destination

• Don't break or ruin what is nice today
• Don't let new development destroy the character and beauty of our historical space. • Please get some nightlife going! It feels like San Mateo is really on the up and up, and I think that could help a lot! Also I think it would be great if we could get a more permanent solution for closing down B Street. • Mountain View Castro Street is what I would like San Mateo to have. I also think there are a lot of restaurants but many of the restaurants are from the same cuisine. Additionally, bike parking is not throughout downtown and some places you have to park a block away and no parking on B Street.
• Walking downtown yesterday evening to dinner and to the movie theatre with my daughter was difficult as it seemed the lighting around 3rd and the theatre was a bit dim, in addition to just rude people not recognizing there was a literal child around them. Anyway, I digress, it's still a wonderful place to visit during the day, just at night needs to be a little more family friendly. Not late at night, just early evening.
• If B street remains closed, it would be nice to have a more permanent park or other setting. • Don't build any mix use buildings.
• Please, please address the lack of parking
• I blame the greedy city council for the ugliness of the current city. • Thank you to the street cleaning workers for keeping Downtown Clean • More bike parking, wider sidewalks, more greenery, less car traffic, less street parking • Open B st
• Downtown San Mateo is not very interesting... it's apparent there's been a lack of (executed) vision for many many years. Time for the PTB to step up in a big way. • Closing B Street has made traffic worse, and is costing small businesses $$$. I stopped going there because of the limited accessibility and the traffic gridlock the closures created. It also made it difficult for deliveries to the businesses. Delivery trucks often have to double park 2 blocks away just to get to their destination, which screws up traffic on other nearby streets.

Open B Street!
• Host a bike or running race that starts and ends at Central Park • Looking forward to fall festival!
• El Camino at downtown area needs trees along the sides and median to reduce it's current feeling of a minor dirty freeway
• The public would be more likely to attend events put on by the City or other local groups (B St Boosters) if the advertising were improved. Consider allocating more resources to radio and digital advertising to promote these events and in turn assist our excellent local small businesses.
• Favor humans over cars
• There's zero safe bike parking available and the city keeps removing parking which leads to more congestion as people drive around looking for spaces. MUCH BETTER parking signage would help, and synchronizing the lights better to keep traffic flowing would help too. • More block parties
• Pretty great so far
• More live music in the park
• I find the closed-off road sections does not impact my access to downtown. In fact, I like less intersections and more leisurely walking spaces, so I hope those remain closed. I have no problem parking further and walking into downtown. (Would like that parking to be hassle-free though.)
• The music events at the central park are a great start! We need more of that. It helps make the city feel lively and a sense of community.
• I went to many meetings concerning downtown, the developers hold the key, especially Bohannon.
• I am loving all the events that are taking place downtown, particularly Boba Day and the Juneteenth Celebration! Would love to see an annual Arts and Wine Festival established!!!! • Continue to police the area heavily to deter any crime • More ev charging infrastructure would be nice. Maybe a pilot program for curb-side charging connected to parking meters?
• You do not have the infrastructure or hospitals or police force to maintain and house droves of random influxes of people. Crime is already up. We never had murders and armed robberies and now we do but certain people inserted into our local government are coming with their destructive visions and want to cram more people into our city. This is bad politics and we do not need this social experiment here. We want our freedom of movement and freedom to keep our neighborhoods as they were.
• also stop closing streets down for bike lanes in general in san mateo! my friend lives on n humboldt and it's RIDICULOUS that they can't park in front of their own house bc of the bike lane (that no one uses). you devalued their home and created a huge inconvenience. fix it now!! • Keep grocery stores
More outdoor sitting
