City of San Mateo City Council Hearing, November 17,
2025
Failed Retail
• In the last 7 years only 3 of the 10 retail
spaces have ever had a tenant.
• All 3 failed and left before their lease was up.
• Brokers have approached over 1,400 retailers
to come to Station Park.
• Result has been empty store fronts, dark feel
to street scape. Led to thoughts that whole
community was vacant.
• City commissioned a retail study by outside
expert to confirm that this is a very difficult
retail site.
• Planning Commission agreed & recommends
approval.
Proposal to Re-Energize
Community
• Allow some of the failed retail to be used as
office instead. No new space will be added,
just changing use of existing.
• Essex, a Fortune 500 company, would have
their headquarters in the space.
• Provide incentives in the form of TIs and
reduced rent to help new retailers succeed.
• New Community Room, situated on visible
train corridor for use by public.
• $50,000 contribution to City for use to
enhance the nearby neighborhood parks
(Concar and Sunnybrae).
• We held community meeting to introduce idea
and held an open house to review plans; no
community objections.
