ATTACHMENT 5 - PROJECT DATA TABLE
FOOTNOTES:

1. Lot area is based on the Survey provided within the project plans.

2. The San Mateo General Plan 2040 Land Use Designation for this site is Residential Medium II, and the maximum base density is 99 dwellings per acre. For this 1.22-acre site, the maximum density is 120.7 dwellings. The proposed Project would include 181 dwelling units, exceeding the maximum density. However, the Project would reserve 15% of the base density (19 dwellings, or 15.7% of the General Plan maximum) for Very -Low Income (VLI) households. Per Government Code section 65915(f)(2), a project with at leas t 15% of the dwellings reserved for VLI households is eligible for a density bonus of 50% of the base density. The 50% bonus applied to this site would increase the maximum allowable density to 182 dwellings (the General Plan density for this site is 120.7 dwellings, and per Government Code section 65915(q), the density is rounded up to 121 dwellings. The 50% bonus, when applied to this density, would allow 181.5 dwellings, and per Government Code section 65915(q), the total number of dwellings allowed for this site is rounded up to 182 dwellings). While this Project would be eligible for a density increase to accommodate up to 182 dwellings, it proposes only 181.

3. Per Government Code section 65915(e), the Project is eligible for waivers or reductions of the following development standards:
a. Floor Area and a Floor Area Ratio – For the C3 -2 portion of the site, per SMMC section 27.34.050(b), the FAR limit is 2.0. The project would result in an FAR of 3.9. b. Floor Area and a Floor Area Ratio – For the E2-1.5 portion of the site, p er SMMC section 27.48.060(c), the FAR limit is 1.5. The project would result in an FAR of 3.9. c. Residential Density – The San Mateo General Plan 2040 Land Use Designation for this site is Residential Medium II, and the maximum base density is 99 dwellings per acre. For this 1.22 -acre site, the maximum density is 120.7 dwellings. The proposed Project would include 181 dwelling units, exceeding the maximum density. However, the Project would reserve 15% of the base density (19 dwellings, or 15.7% of the General Plan maximum) for Very - Low Income (VLI) households. While this Project would be eligible for a density increase to accommodate up to 182 dwellings, it proposes only 181. d. Yards – For the E2-1.5 portion of the site, per SMMC section 27.48.090, the yard along each street frontage must be at least 7.5 feet. The project would not provide a yard along North San Mateo Drive or Villa Terrace. e. Buffers-Rear yard – For the C3-2 portion of the site, per SMMC sections 27.34.060, 27.30.060(a) & 27.22.080(c), the minimum yard is 25 feet along the portion of the site that abuts the R -zoned property. The project would provide a 2-foot yard abutting the R-zoned property.
f. Buffer-Landscape – For the E2-1.5 portion of the site, per SMMC section 27.48.100, a landscape buffer of at least one-half the height of the proposed building (or approx. 38 feet) must be provided along Villa Terrace and for the portion of the site that abuts the R-zoned property. The project would not provide a landscape buffer along Villa Terrace and would provide a 2 -foot buffer, with landscaping to be provided via hanging vines, abutting the adjacent R-zoned property.
g. Parcel Coverage-Open Space – For the E2 -1.5 portion of the site, p er SMMC section 27.48.065, at -grade open space must be at least 20% of the parcel area. The project would not provide at-grade open space. h. Blank Walls – Per ODS section 4.1.1, “Blank walls shall be limited to a maximum of twenty (20) feet in length on all stories”. The ground-floor wall facing the residential district to the southwest would be over 10 feet in height (13 feet to 21 feet is proposed), the horizontal length would be greater than 20 feet (326 linear feet is proposed), and the ground-floor wall would not include a transparent window or door .

4. Required setback from adjacent residential district.

5. The project site is located within ½ mile of the Downtown Burlingame Caltrain Stop, which is considered a major transit stop as defined in Public Resources Code section 21155, and per Government Code section 65863.2, the City is prohibited from imposing any minimum a utomobile parking requirements on residential, commercial, or other projects as defined. Therefore, the 325-space parking minimum established in SMMC section 27.64.160 is not applicable to the proposed project, and the City cannot require any parking. Nonetheless, the Project includes a total of 180 on-site parking spaces, which are provided voluntarily.

6. Loading space to be provided within the State Street public right-of-way.
