Subject: Public Comment Agenda Item 5: Streamline San Mateo's Zoning Code Dear San Mateo City Council,
Dear Elected Official
My name is Dawn Wallace, and I live at Please support rezoning to add more homes in San Mateo.

In its zoning code, I hope the City will emphasize flexibility, increase heights, and remove outdated rules like Floor Area Ratio. The interim code should make these changes now, which can be further refined in later updates. Furthermore, I hope the City will incentivize ground-floor retail with policies such as impact fee waivers and additional building height Lastly, the City should look beyond the current zoning update to allow small neighborhood-serving retail in more neighborhoods so businesses are not concentrated exclusively in a handful of districts. Combined, these policies will make San Mateo a more walkable, sustainable, and lively community.

With appreciation for your service
