4.1 San Ramon Community Center Phase 2 – Exterior Renovations Ms. Martin presented to the Committee the exterior renovations that are being recommended for SRCC, including: power washing and painting of stucco; cleaning, repairing grout as needed, and re-sealing of the granite; scraping and painting of metal building caps and HVAC cover screen; replace railing on 2nd floor balcony of Terrace Room or adding an additional railing to meet ADA compliance standards; and a shade structure for the Terrace Room patio area.
The Committee took a tour of the exterior of the building and the proposed renovation areas.
Mr. Perkins recommended that the shade sails would be a better fit for the patio area, providing better coverage than a retractable awning, and that 80-90% coverage would be ideal. Also the shade structure should provide full coverage from rainfall and drain to the storm drain inlets in the patio surface. Mr. Perkins also recommended that accordion doors replace one or two of the large Terrace Room windows in order to provide better access to the patio.
Chair Armstrong also recommended the shade sails as the most appropriate option for the patio area and that they should be overlapped to keep the sun from breaking through between sails. The fabric should be stain resistant from the falling fronds from the adjacent redwood trees. It was also recommended to add some sort of stacked stones or surface around the poles of the shade sails that could be used for a table as a place to put plates or cups.
Mr. Perkins asked what the lifespan of the shade sails and Ms. Martin stated that the sails are made up of UV resistant fabric and have a 15-year life expectancy.
Mr. Perkins also stated that the installation of the shade sails would provide another shaded area for the participants of Camp Central.
Mr. Perkins also would like staff to check on the usefulness of the antenna that is attached to the HVAC cover screen. If it is no longer in use, he suggested that it be removed.
Mr. Gorton recommended that a gas fireplace be added to the patio area in front of the rock wall, if the budget allows.
Chair Armstrong asked what other committees these renovations would be presented to. Ms.
Martin stated that this item would also be presented to the Parks Commission for their recommendations and approval.
