I have wanted to be on the Planning Commission since I chose to participate beyond the normal citizenry In this City having originally applied eight years ago and was passed up due to lack of expenence in City affairs, I'm returning after that time having completed to stints on the Cultural Commission including as chair, as well as a year on the BPAC helping transition it from an ad-hoc Committee into a full Commission. I have aiso grown with this city having cought property and setting down deeper roots. which has given me far deeper understanding in how zoning is paramount to the relationship belween the government and both its ceople and businesses here If elected want to provide a measured but fonvard-looking viewpoint on the Planning Commission, one that was championed by the amazing person whose shoes I would have to fill. That includes understanding the State's anging and changing mandates for Transit-Oriented Development, Housing Densily and Homelessness, local needs for businesses to have manageable and working easements and exceptions that allow them to not just function but flourish here and last but most paramount our citizenry's needs to manage growth intelligenty so it does not overwhelm our services. We are in a unique position here in the SF Bay Area and the Planning Commissionis the best way to advise our Council and Mayor of how to promote growth.

I've called Santa Clara home for a combined 35 years, and in that time I've watched this city grow and change in so many ways, some good, some that have made me pause and wonder what were trading away. As a real estate agent working throughout Santa Clara County, I see firsthand how planning decisions ripple through neighborhoods - now zoning, density, and development choices affect not just property values, but the everyday experience of the people who live here. That perspective is exactly why I want to serve on the Planning Commission. I want to help balance the growth and opportunity that keep Santa Clara economically vibrant with the neighborhood character and quality of life that made me want to put down roots here in the first place. My work has given me a ground-level view of how residents, buyers, and longtime families experience change in this city, not just how it looks on paper. I think that hands-on, practical understanding of housing and land use would be of value on the commission. This isn't abstract to me; it's personal and professional, and I'd welcome the chance to help shape Santa Clara's next chapter thoughtfully.

I moved to Santa when I was 21, and over the years here, I married my wife, who has now been in the 95051 Killarney Farms area for a combined 60 years, raising my family here. I have grown to love it here and hope that I can be a value to the commission, the city, and citizen of the amazing city.
