TENANT IMPROVEMENT
WE HEREBY PROPOSE TO FURNISH THE MATERIALS AND PERFORM THE
LABOR NECESSARY FOR THE COMPLETION OF THE FOLLOWING SCOPE OF WORK:
• Architectural and Emp: Provide by STENNO Design Studio • Plan Check and Construction Permits: Provide by Owner • Demolition: Demo Existing Bar
• Build New Poly Walls for Bar, New Soffit in Bar Area, 2 New Canopies 8*6 in Hall Area
• Finish Plumbing: Install 3 Compartment Bar Sink, Hand Sink, Dump Sink and Cocktail Station
• Install 3 (12”) Round Floor Sink
• Provide and Install 85 Feet 3” Waste Pipe to connect with Existing 4” Building Waste Connection
• Electrical: Provide new Electrical per plan (12) Wall Outlets (4) GFI Circuits (6) 6” Recess LED Light (7) Decorative Pendant (3) 3” LED 3” Down Light (1) LED Strip Light (1) LED Task Light
• Provide and Install all light fixtures on Bar Area
• FRP: Provide and Install FRP per plan on wet areas
• Framing: Framing all new wall per plan with metal studs @ 16” O.C 25- gauce metal studs with 5/8 drywall on both sides. Build and New Soffit on the Service Counter
• Drywall: Provide and Install New 5/8 Drywall per plan, Green Board, Corner bead, Install Inspection Cover for Trap Primers, Install Joint Compound and Tape, Sand New Walls
• Paint: Apply New PVA Wall Sealer on all New Drywall Areas, Prime and Paint.
• Utilities: Run Electrical Wires from Existing (1) 400 AMP Service Panel • Solid Ceiling: Provide and Install Solid Soffit in Bar Area • Flooring: Provide and Install all Quarry Tiles in Bar Area • Mill Work: Provide and Install Commercial Service Counter in Bar Area, Accent Wood on Bar Area and Ceiling
• Solid Tops: Provide and Install Solid Top Marble Carrera in Bar Area
• Food Service Equipment: Provide and Install All Under Bar Equipment and Refrigeration

All work at regular business hours. All work areas to be done concurrently This proposal is based on current market prices. All Finish and fixtures are bases on EL Engineering Corp Standards Specifications
EXCLUSIONS:
Development or Governmental Fees – Building and Safety, Mechanical, Electrical, Plumbing, Fire and Health Department Plan Check and Permits Utility Company Fees – Builders Risk Insurance – Commercial Exhaust System by Owner – Commercial Cooking Equipment and Supplies by Owner – Signature by owner – Furniture by Owner – Low Voltage – Air Velocity Report – Moving Existing Electrical or Mechanical Items (Fire Sprinkles Heads conflicts with new demising walls) ADA Exterior Upgrades – Code Corrections – This proposal is only valid for 10 Days.

ALL OF THE WORK TO BE COMPLETED IN A SUBSTANTIAL AND WORKMAN LIKE MANNER FOR THE SUM OF (352,543.00) THREE HUNDRED FIFTY-TWO THOUSAN FIVE HUNDRED FORTY-THREE DOLLARS ONLY.
Payments Schedule: 10% Mobilization, 40% Start Construction, 40% After Rough Inspection, 10% Final Building Approval.
