BACKGROUND
The County of Los Angeles (County) is the owner of a parcel of real property located at 28700 Bouquet Canyon Road. The subject property is comprised of approximately 9.93 acres identified as portions of Assessor’s Parcel Numbers 2812-008-900 and 2812-008-901, located in the City of Santa Clarita (City). The County agrees to sell and convey this property to the City for the purchase price of $180,000 based on a completed appraisal report.
The property purchase price of $180,000 and the $25,000 for due diligence, escrow, appraisal, and closing costs will be covered by the developer, Integral Communities, for a total estimated cost of $205,000.
The acquisition is pursuant to the conditions of approval for Master Case 21-151 (Bouquet Canyon Project Map Revision). The Bouquet Canyon Project was approved by the City Council on November 10, 2020. These conditions include various entitlements for the Map Revision in addition to those associated with the Bouquet Canyon Project under Master Case 18-089. The latter includes several parcels, as identified in the document.
The acquisition is necessary for the proposed improvements shown on their property per Tentative Tract Map 82126. These improvements include the construction of a portion of the Bouquet Canyon Realignment including the bridge over Bouquet Creek and the T-intersection of the new Copper Hill Drive alignment, slope along Bouquet Canyon Realignment, secondary access to the site and associated improvements, a debris basin, an infiltration basin, a concrete channel, a low-flow channel including the 4 x 4 foot Reinforced Concrete Block and other miscellaneous improvements.
The acquisition will also facilitate the relocation of the County's sewer main and other infrastructures. As part of the sewer realignment project, sewer services must be provided for the County-owned facility at Assessor’s Parcel No. 2812-008-900.
Additionally, an addendum was prepared at the County's request, determining that no further environmental review is required. The addendum is attached as a reading file.
The acquisition is driven by the conditions of approval for the Bouquet Canyon Project to facilitate the realignment of Bouquet Canyon Road and associated infrastructure components.
