Additional framing, drywall and stucco repair areas
The following areas were discussed at the job walk that occurred on 6/3 and are in addition to the areas identified in the plans provided in the bid packet.
1. Admin Area
• West wall- drywall and insulation approximately 20 square feet • South wall- drywall and insulation approximately 156 square feet • East wall-repair rotten framing as necessary. Wall measures approximately 10 feet by 22 feet • East wall-drywall and insulation
2. Gym Area East Wall
• Repair damaged wood window frames and trim.
• Replace drywall and insulation approximately 120 square feet
3. Classroom #2 North Wall
• Replace approximately 36 square feet of drywall and insulation
4. Classroom #1 North Wall
• Replace approximately 84 square feet of drywall and insulation
5. Exterior Stucco Repairs
• North Wall-remove and replace approximately 72 square feet of stucco in two areas • Mechanical room exterior-repair approximately 10 square feet of stucco where wall was removed
• East Wall (exterior of Admin Area)-replace approximately 70 square feet of stucco • South wall (exterior of Admin Area)- replace approximately 45 square feet of stucco

I. PRE-BID MEETING
There was a non-mandatory, pre-bid meeting on June 3, 2024, beginning at 10:00 AM (PT). The meeting was located at Valencia Community Center.

Q1) Is flooring included in this bid?
A1) A separate contractor is slated to work on flooring.
Q2) Is the building occupied?
A2) No.
Q3) Are fire alarm repairs needed?
A3) No, but fire sprinkler adjustments will need to be made if we have to reconfigure.
Q4) How long has the building been closed?
A4) Since 2020.
Q5) Do we have to move walls in restrooms 103 and 104?
A5) No.

Q6) Is ceiling grid replacement needed for the Classroom? A6) No, only repairs are needed.
Q7) Does ducting need to be moved to accommodate HVAC?
A7) Some ducting will have to be reconfigured.
Q8) How old is the building?
A8) The building was constructed in 1989.
Q9) Is an accordion door included in the plans for the Classroom? A9) Yes.
Q10) Will fire alarm devices have to be moved?
A10) Fire alarm devices will stay in place.
Q11) When is work scheduled to begin for this project?
A11) Mid-July, with an expectation for work to be completed in two months.
Q12) Will flooring be completed after the project ends? A12) Yes.
