FOR THE COUNCIL MEETING OF NOVEMBER 19, 2024
COUNCIL AGENDA REPORT
TO: City Council
FROM: Acting City Manager Chuen Wu
BY: Director of Public Works Brett Fulgoni
SUBJECT: Adoption of a Resolution Approving Arrow Parcel Map, Tract 6030
Description:
The City Council will consider approving a two-lot subdivision of APN 111-270-005 which will include the dedication of a 10-foot Public Utility Easement.
Environmental Notice: The activity is not a “Project” as defined under Section 15378 of the California Environmental Quality Act State Guidelines; therefore, pursuant to State Guidelines Section 15060(c)(3) no environmental review is required.
RECOMMENDATION:
Adopt a Resolution approving the Parcel Map, and a 10-foot wide Public Utility Easement, for the Arrow Parcel Map, Tract 6030.
BACKGROUND:
The tentative parcel map for Tract 6030 subdivision was approved by the Planning Commission on October 19, 2022. The 1.58 -acre lot is located in the 900 block of West McCoy Lane.
This is a subdivision of one lot into two lots for commercial and manufacturing uses.
DISCUSSION:
The Arrow Parcel Map, Tract 6030 has been reviewed and approved by the City Engineer and the Interim Director of Community Development. With input from the Communit y Development and Public Works Departments the establishment of a 10 -foot wide Public Utility Easement was required as a condition of approval.
The City Clerk’s Office is in receipt of the parcel map. No sureties are required for the subdivision, as no public improvements are required. City Council action is required for the approval of a public utility easement.
The Public Works Department has collected the appropriate required fees from the subdivider.
2 Alternative(s)
The City Council could decide to not approve the proposed subdivision and acceptance of easements. This will prohibit further development of APN 111 -270-005 and limit the property’s future potential.
Fiscal Considerations
The City has been reimbursed for all plan checking and administrat ion fees associated with this Parcel Map review.
Impact to the Community
Impacts from this project were addressed and mitigated through environmental and planning processes. This Parcel Map follows the General Plan and Specific Plan for the orderly development of this area of the City.
