Lying within the City of Santa Rosa, County of Sonoma, State of California and being a portion of Parcel One as described in that deed to Fountaingrove Development Company, L.L.C. recorded under Document No. 1995-0054754, Official Records of Sonoma County, said portion being more particularly described as follows:
Being a 20.00 foot wide strip of land lying 10.00 feet on both sides of the following described centerline:
Commencing at the common westerly co rner of Parcel One and Parcel Two as said parcels are described by said deed to Fountaingrove Development Co., said point lying on the easterly line of Fountaingrove Parkway; thence North 35°35'16" East 100.21 feet to THE TRUE POINT OF BEGINNING; thence from said point and along said centerline North 14°36'42" East 230.66 feet; thence on a curve to the left with a radius of 100.00 feet, through a central angle of 32°08'25", for a length of 56.10 feet; thence North 17°31'43" West 32.91 feet; thence on a curve to the right with a radius of 100.00 feet, through a central angle of 31 °47' 18", for a length of 55.48 feet to the terminus of said centerline. The sidelines of said easement are to terminate on the southerly end on Rincon Ridge Drive and at the northerly end on a bearing of South 17°31 '43" East from the terminus point.
