Hi Mary,
Please send my comments below to the Planning Department and all the members of the Sebastopol City Council.

Thank you,
Katie Sanderson
To: Sebastopol City Council Members: Glass, Gurney and Riche Soon you will be called upon to review and vote on the application, under SB-35, of Pacific Companies Woodmark Development.

You will be required to base your decision only on Objective facts, those reviewed and presented to you by the City’s Planning Department.

I urge you to vote NO and reject this projects application on the very “concrete” and objective fact of Traffic.

Woodmark submitted an inadequate traffic report with extremely limited data collection,(week days/survey hours), on Bodega Avenue. The company stated,
..”As demonstrated in the Projects traffic analysis, traffic on Bodega Avenue has not changed significantly since 2016.”
Additionally their study totally disregards and omits the inclusion of data on the impact of traffic on surrounding ring roads. (My further objections to their report were sent to you in my letter of January 12,2021.) Compounding the flaws in the Woodmark’s traffic report the Sebastopol Planning Department accepted the review of Woodmark’s report by the city’s traffic consultant, Steve Weinberger. His review of the Woodmark report is extremely cursory and inadequate.

You each have the right and the responsibility to vote NO and to reject Pacific Companies current application under SB-35.

You need to be provided with accurate Objective facts for this enormously important project.

Sincerely,
Katie Sanderson
