Accessory Dwelling Unit (ADU) at 1991.5 Junipero Avenue also known as Assessor’s Parcel Number 7216-017-004. The proposed project is located on a separate parcel adjacent to the main residence located at 1991 Junipero Avenue. In order to qualify as an ADU, the properties require a lot merger.

The lot merger is subject to a property dedication as a condition of approval in accordance with the Signal Hill Municipal Code Section 21.28.020 and the Official Plan Lines Map.

A previous 2.5-foot dedication was accepted by the City in 2005 for the alley behind the main residence. To satisfy the property dedication requirements under the current lot merger, the property owner will dedicate the remaining strip of land, 2.5 feet in width, along the westerly property line of Lot 3 to widen the alley as described on Exhibit A of the resolution. After dedications are completed, the properties will be merged into an “L” shaped lot. The dedications are in accordance with the City’s plan lines map which designates the alley behind the project development as a future 15-foot right-ofway. The current alley dedication has been prepared by a registered civil engineer authorized to perform land surveying work and is being offered for acceptance by the City.

California Streets and Highways Code Section 1806(b) requires the City to accept by resolution the dedication of any real property to be used for public right-of-way purposes. If the City Council accepts the dedications, the property owner shall be instructed to execute and record grant deeds at the Los Angeles County Registrar-Recorder/County Clerk’s office and provide a copy of the recordation to the City. After recordation of the dedication documents, the property owner will be able to proceed with the lot merger approvals which will allow the property owner to proceed with plan submittals for the proposed ADU project.
