DESIGN
STRATEGIES
CONNECTING AXES
Enhance neighborhood connections east-west along an extended 27th Street and north-south new Brayton Avenue through the project sites and beyond.
ACTIVITY CENTER
Establish a community node where the two axes intersect, anchored by a minipark and community center programmed by the Boys and Girls Club.
ENGAGING EDGES
Use open courtyards, landscaped yards, common circulation, and community programming to engage the surrounding public realm.
LAYERED ACCESS
Deliberately plan circulation, parking, and open spaces between public, common, and private to create welcoming and secure spaces.
TEXTURED COMMUNITY
Design a unifying streetscape and public realm while leveraging varied yet harmonious architectural styles to establish a neighborhood character that can evolve over time.
