ECT: ADOPTION OF A RESOLUTION ACCEPTING PUBLIC IMPROVEMENTS FOR TRACT NO. 5978 , LOCATED AT THE SOUTHEAST CORNER OF
EAST LOS ANGELES AVENUE AND MADERA ROAD
STAFF RECOMMENDATION
It is recommended that the City Council adopt Resolution No. 2022-52 (page 4) accepting public im provements for Tract No. 5978 , located at the southeast corner of Los Angeles Avenue and Madera Road.
BACKGROUND AND OVERVIEW
The r
equested action provides City Council approval for the acceptance of the public improvements for Tract No. 59 78. These improvements consist of a new public sewe r, water and storm drain lines, street widening and improvements.
Tract No. 5978 (Attachment A – Location Map, page 3) is comprised of 211 residential condominium units on a 16.8-acre site located at the southeast corner of Madera Road and East Los Angeles Avenue. The developer of the tract is LS-LA Simi, LLC.
Th
e tentative map for Tract No. 5978 was approved by the Planning Commission on April 19, 2017, by Resolution No. SVPC 03- 2017. The final map for Tract No. 5978 was accepted by the City Council on October 25, 2017 . The final map was recorded on November 14, 2017, in Book 165, Pages 74 through 79, of Miscellaneous Records.
FINDINGS AND ALTERNATIVES

ed on staff's inspection of the project, the City Engineer finds that the public improvements constructed for Tract No. 5978 are acceptable.

SUMMARY
The public improvements for Tract No. 5978 have been inspected and found to be acceptable to the City Engineer. It is recomm ended that the City Council adopt Resolution No. 2022-52 accepting public improvements for Tract No. 5978, located at the southeast corner of Los Angeles Avenue and Madera Road

RESOLUTION NO. 2022-52
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
SIMI VALLEY ACCEPTING THE PUBLIC IMPROVEMENTS
FOR TRACT NO. 5978, LOCATED AT THE SOUTHEAST
CORNER OF LOS ANGELES AVENUE AND MADERA ROAD
WHEREAS, on October 25, 2017, the City Council approved the final map, improvement securities, and agreement for Tentative Tract No. 5978, located at the southeast corner of Los Angeles Avenue and Madera Road; and
WHEREAS, on November 14, 2017, said final map was recorded in Book 165, pages 74 through 79, of Miscellaneous Records of the County of Ventura; and
WHEREAS, the City Engineer's Office has recommended acceptance of the Public Improvements for public use.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF SIMI VALLEY DOES HEREBY RESOLVE AS FOLLOWS:
SECTION 1
. The City Council accepts all the p ublic improvements constructed for Tract No. 5978.
SECTION 2. The City Council exonerates all faithful performance bonds for Tract No. 5978, except the warranty bond.
SECTION 3. The City Clerk shall certify to the adoption of this resolution and shall cause a certified resolution to be filed in the Office of the City Clerk.
PASSED and ADOPTED this 10th day of October 2022.
