SUBJECT: ADOPTION OF A RESOLUTION ACCEPTING P UBLIC IMPROVEMENTS FOR TRACT NO. 6024, LOCATED AT 3039 EAST COCHRAN STREET
STAFF RECOMMENDATION
It is recommended that the City Council adopt Resolution No. 2023-49 (page 3) accepting public improvements for Tract No. 6024, located at 3039 East Cochran Street.
BACKGROUND AND OVERVIEW
The requested action provides City Council approval for the acceptance of the public improvements for Tract No. 6024 . These improvements consist of new public sewer and street improvements. Tract No. 6024 (Attachment A – Location Map, page 4 ) is comprised of a mixed -use project consisting of 164 residences (58 townhomes and 106 single-family residences) on an 11.71-acre site located at 303
9 East Cochran Street. The developer of the tract is Lennar Homes of California.
The tentative map for Tract No. 6024 was approved by the City Council on January 13, 2020, by Resolution No. 2019-56. The final map for Tract No. 6024 was accepted by the City Council on August 23, 2021. The final map was recorded on October 4, 2021, in Book 169 Pages 91 through 98 of Miscellaneous Records of the County of Ventura.
FINDINGS AND ALTERNATIVES
Based on staff's i nspection of the project, t he City E ngineer finds t hat t he p ublic improvements constructed for Tract No. 6024 are acceptable.

SUGGESTED CITY COUNCIL MOTION
I move that the City Council adopt Resolution No. 2023-49 accepting public improvements for Tract No. 6024, located at 3039 East Cochran Street.
SUMMARY
The p ublic improvements for Trac t No. 6024 have been inspected and found to be acceptable to the City Engineer. It is recommended that the City Council adopt Resolution No. 2023-49 accepting public improvements for Tract No. 6024, at 3039 East Cochran Street.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
SIMI VALLEY ACCEPTING THE PUBLIC IMPROVEMENTS
FOR TRACT NO. 60 24, LOCATED AT 3039 EAST COCHRAN
STREET
WHEREAS, on August 23, 2021, the City Council approved the final map, improvement securities, and agreement for Tentative Tract No. 6024, located at 3039 East Cochran Street; and
WHEREAS, on October 4, 2021, said final map was recorded in Book 169 Pages 91 through 98 of Miscellaneous Records of the County of Ventura; and
WHEREAS, the City Engineer's Office has recommended acceptance of the Public Improvements for public use.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF SIMI VALLEY DOES HEREBY RESOLVE AS FOLLOWS:
SECTION 1
. The City Council accepts all the p ublic improvements constructed for Tract No. 6024.
SECTION 2. The City Council exonerates all faithful performance bonds for Tract No. 6065, except the grading and warranty bonds.
SECTION 3. The City Clerk shall certify to the adoption of this resolution and shall cause a certified resolution to be filed in the Office of the City Clerk.
PASSED and ADOPTED this 4th day of December, 2023.
