STAFF RECOMMENDATION
It
is recommended that the City Council adopt Resolution No. 2025-21 (page 3) accepting public improvements for Tract No. 5943, located at 222 Country Club Drive.
BACKGROUND AND OVERVIEW
The r
equested action provides City Council approval for the acceptance of the public improvements for Tract No. 5943. These improvements consist of grading, water distribution, public sewer, storm drain, landscaping, and street improvements. Tract No. 5943 (Attachment A – Location Map, page 4) is comprised of 37 attached condominium units on a 4.94-acre site located at the southeast corner of Mahogany Lane and Country Club Drive. The developer of the tract is Benchmark Communities, LLC.
The t
entative map for Tract No. 5943 was approved by the Planning Commission on May 20, 2015, by Resolution No. SVPC 15-2015. The final map for Tract No. 5943 was accepted by the City Council on June 5 , 2017. The final map was recorded on August 4, 2017, in Book 165, Pages 18 and 19 of Miscellaneous Records.
FINDINGS AND ALTERNATIVES

ed on staff's inspection of the project, the City Engineer finds that the public improvements constructed for Tract No. 5943 are acceptable.

SUMMARY
The public improvements for Tract No. 5943 have been inspected and found to be acceptable to the City Engineer. It is recommended that the City Council adopt Resolution No. 2025-21 accepting public improvements for Tract No. 5943 , located at 222 Country Club Drive.

HEREAS, on June 5, 2017, the City Council approved the final map, improvement securities, and agreement for Tentative Tract No. 5943, located at the Southeast Corner of Mahogany Lane and Country Club Drive; and W
HEREAS, on August 4, 2017, said final map was recorded in Book 165 , Pages 18 and 19, of Miscellaneous Records of the County of Ventura; and W
HEREAS, the City Engineer's Office has recommended acceptance of the Public Improvements for public use.

W, THEREFORE, THE CITY COUNCIL OF THE CITY OF SIMI VALLEY DOES HEREBY RESOLVE AS FOLLOWS:
SECTION 1 . The City Council accepts all the p ublic improvements constructed for Tract No. 5943.
SECTION 2. The City Council authorizes exoneration of all faithful performance bonds for Tract No. 5943.
SECTION 3. The City Clerk shall certify to the adoption of this resolution and shall cause a certified resolution to be filed in the Office of the City Clerk.
