The original contract for this project, dated July 7, 2022, anticipated a completion no later than 8/31.2025, which is when the contract expires. This additional fee request will cover architectural services due largely to the extended Construction Administration time requirements and owner-initiated plan changes for the project, which are outlined in correspondence from George Miers, Principal of Studio MCP, to Travis Pazin dated March 23, 2026 and March 26th, 2026.

$120,000 for SMCP staff to provide additional construction administration services through project completion and closeout (assuming completion by October 2026). $80,000 for ZFA, Capital, and HCS to provide additional CA services. This would also be the bucket of funding we would draw from for owner-initiated plan changes requested from these firms.

It is ZFA's understanding that a re-design of the dog isolation room 501 in the steel building is required as part of ASI #3. ZFA reviewed the architectural A7.11 drawings and building department comments provided by Rachel Slonicki via email dated March 30, 2026. Structural scope includes: full-height wall detail references, low-height wall details, coordination with architect on trench drain locations, depths, and warped slabs in relation with existing foundations, revisions to previously submitted S2.3 existing steel building floor plan and details, markups on architectural ceiling wall details, exterior wall opening details and analysis, and coordination with contractor for information not found on existing steel building plan drawings on file.
