Projections:

This land development project is a three fold enterprise. 1) On the front end there is an “ Airbnb Glamping Destination”. A glamorous camping experience with organically grown foods, massage, hot tubs, saunas and a total off grid educational experience. 2) On the back end is the construction of twenty tiny houses to accommodate select homeless and low income residents. Ideally some of these residents will assist in the care and maintenance of the Airbnb.

This enterprise will have a practical and useful impact for each and every individual participating, as well as an effective and forward looking drive for the community at large.

In the first year of this project’ s inception the goal is to furnish four tent sites for the Airbnb destination. This portion of the business is in place and the farm set up the construction of five “ Tiny Houses” at a cost of $ 30, 000 each will begin.

These Tiny Houses can be built in a matter of days. With an additional $ 5, 000. appropriated for connecting infrastructure ( roads, power supplies, water etc.) this project along with the Airbnb and the Farming Business will be completed in the 1st year . Additionally, the construction and implementing of “ WOW” factors for the Airbnb such as hot tub, sauna, composting toilets and digging out one of the ponds of ½ acre size 4 feet in depth for water collection will be completed as schedule.

The 2nd year will see the construction of an additional seven tiny houses and an additional pond for recreational purposes; fishing, swimming, and boating. Depending on demand an additional four tent sites are planned.

The 3rd year another eight tiny houses are scheduled for completion achieving the proposed goal of twenty tiny houses.

Along with the housing and tent construction the farm project will be implemented from day one and expanded as the project grows. This will include an array of fresh vegetable planting, fruit and nut tree plantings, and poultry farming.

Within 2 years the value of the property will increase as a result of the Airbnb business and the farming and farmers mkt concern as well as Federal Funding from the Senior Housing and Homeless placed in safe and secure, permanent, low cost housing.

The project will require additional assistance for the legal aspects of the project. A Lawyer knowledgeable in contract law and stock share distribution will be necessary. Also needed is business advisors for direction on best practices for all concerned. Those filling these positions will serve on a board and compensated once the project begins to see profit. All investment will be secured by the Real Estate and the improvement and development of the property.

Establish a community for the purpose of multiplying value through collective conscious organization. the story of Veronica Pezez
An example of how California in particular, and governments in general, operate here is the story of Veronica Pezez Veronica Perez was skeptical when city workers found her under the Los Angeles highway overpass she called home. They presented her with an opportunity to move into a private room— a converted hotel room, part of a state initiative where some units were renovated at costs approaching 400, 000 each.

Before long, Veronica found herself receiving three meals a day delivered straight to her door and participating in weekly painting classes.

Additionally, she began receiving free medical care.

This was one of several California state programs meant to address homelessness. Others spent up to $ 4, 000 per person a month putting the homeless up in motels and hotels, including some name- brand hotels like the Radisson.

California’ s extreme and highly ineffective spending on homelessness has become the stuff of legend. But now the numbers have become clearer.

Last week, the state auditor released a scathing report finding that there were no systems set up to monitor the money, let alone the outcomes. In short, there is no accountability in place to determine whether these programs are worth the cost. ( They’re not.) But California’ s state government continues shoveling money into a bottomless pit of incompetence.

In the five years from 2018 through 2022, California spent a total of $ 24 billion to address homelessness.

At the start of this period, around 140, 000 California residents were homeless.

So, the state spent around $ 34, 285 per homeless person, per year.

That amount is actually pretty close to California’ s per- capita income of $ 45, 491. So, it should have been enough to get every single homeless person off the streets.

Instead, by 2023, the number of homeless Californians had climbed to over 180, 000.

And just 15, 000 more people were living in California' s homeless shelters in 2023 compared to 2018. So, if you decide to call that success, it only cost taxpayers $ 1. 6 million per homeless person taken off the streets— what a bargain! But this wasn’ t a one- off. This is consistently how California in particular, and governments in general, operate. Makes you wonder. There’ s got to be a better way. Perhaps this is the start.

Fresh Herbs
Can You Really Make $ 46, 000 a
Year With a Herb Business?
The herb business can be a profitable one. With a little hard work, tender care, and some smart decisions.

If you' re the type who finds safety in specific numbers, the rule of thumb to go by: In almost every case, a " bunch" equals one to two ounces of fresh herbs, according to The Book of Yields, a reference book meant for helping restaurants nail down their bulk purchasing orders. Feb 13, 2023
Because of the quality of their flavor, fresh herbs tend to be more expensive than dried.

Farmers' markets are one of the best places for herb growers to sell their herbs.

You can' t go wrong if you focus on plantings of the main culinary herbs. This includes dill, parsley, basil and cilantro. You can sell them to restaurant chefs by the pound, and if you plan your plantings correctly, you can see regular harvests bringing you regular income.

What is the demand for fresh herbs?
Global Fresh Herbs Market Outlook:- Fresh Herbs market size was valued at USD 3448. 0 million in 2022 and is expected to expand at a CAGR ( compound annual growth rate) of 5. 72% during the forecast period, reaching USD 4813. 92 million by 2028.

Microgreens
Growing Organic Superfood Microgreens Seed Mix
Microgreen Seeds for fun and Profit
These microgreen seeds may be soaked for 0- 4 hours before being planted. They can be grown successfully on both soil and hydroponic growth mediums. For a 10x20 tray, you can use around 20- 30 grams of seed, evenly spread for optimal
coverage. Covering during germination can help promote
healthy growth. Cover the planted seeds with another 10x20 tray or a dark cloth for about 2- 3 days. This helps seeds to germinate in a humid, dark environment. After germination, expose them to light to promote healthy greening and growth.

Solar Energy
A typical 1500 square foot house usually requires between 15 and 20 solar panels to supply electricity, with most estimates falling around 16 panels, depending on factors like energy usage, sun exposure, and panel efficiency.

Key points to remember:

Average range: 15 - 20 solar panels
System size: This usually translates to a 4kW to 6kW solar system Factors affecting number of panels:

Electricity consumption of the household
Amount of sunlight received in your location
Efficiency of the solar panels
For a 1500 square foot house, the cost of solar panels to supply electricity is typically between $ 12, 000 and $ 18, 000 for a standard system, which usually consists of a 4- 6 kilowatt ( kW) solar panel array, including installation costs; with the price per watt ranging from $ 2. 50 to $ 3. 50 depending on components and location.

Key points to remember:

System size: A 1500 sq ft house usually needs a 4- 6 kW solar system.

Cost per watt: Expect to pay around $ 2. 50 - $ 3. 50 per watt.

Installation costs: Installation fees are a significant part of the total cost.

Incentives: Check for available government tax credits or rebates that can significantly lower the overall cost.

Geothermal Heating & Cooling System
How much does a residential geothermal system cost?
The average cost to install a geothermal heat pump typically ranges from $ 10, 000 to $ 30, 000, depending on factors like the size of the system, property location, and installation complexity. Horizontal loop systems tend to be less expensive, while vertical systems, which require deep drilling, are on the higher end.

Geothermal is capital- intensive,” requiring comparatively higher initial investment than some other energy sources. Yet operational costs in the long run are basically zero, and geothermal is affordable. Jan 30, 2023 According to most estimates, an average person needs around 80- 100 gallons of water per day for washing, drinking, showering, and a typical small garden, with a significant portion of that going towards showering and toilet flushing; a 10ft x 10ft garden would likely require an additional 62 gallons of water per week to adequately water depending on climate and soil conditions.

How many gallons of water do you use when you take a 10 minute shower? 25 gallons
If you have a low- flow showerhead installed, you can expect to use about two gallons of water per minute, equalling 20 gallons throughout a 10- minute shower. With a standard showerhead, around half a gallon more water will emerge each minute, so a 10- minute shower would use somewhere close to 25 gallons.

WATER IN THE NEWS

CLIMATE & ENVIRONMENT

WATER TESTING
Share
We use water for everything. From bathing and showering, to washing our clothes and dishes, to making our favorite pasta or cup of coffee.

Water is a natural, major part of our daily life. According to the Environmental Protection Agency ( EPA), “ the average American family uses more than 300 gallons of water per day at home.” But how do those numbers break down across the United States, how much demand do environmental factors create, and how much access to clean water will we have in the future? Let’s dive in.

Residential water usage in the United States
The Water Research Foundation conducted a survey around average household water usage across the U. S. The report found the following breakdown of average daily household water usage.

Toilet - 24%
Shower - 20%
Faucet - 19%
Washing Machine - 17%
Water Leakage - 12%
Other - 8%
With 12% of our daily water usage coming from leaks, that might actually be a spill worth crying over.

What’ s more, is that your household water is also directly correlated to how many people live in your given area. States that have experienced the most population growth over the last decade are also some of the states that are using the most water on average. For example, Utah has grown 33% from 2000 to 2015, and their average water usage per person is 151- 200 gallons per day. Same with Idaho, which has grown 27% from 2000 to 2015 and has an average water usage per person of 151- 200 gallons per day.

Residents in other growing states such as Texas and Florida are seeing a similar correlation between their increasing population and rising average water usage per person, which tends to be around 76- 100 gallons daily. But factors ranging from population growth to climate change can dramatically affect your relationship with the water in your home in very literal ways.

Average water usage per person per day
According to the EPA, here are how many gallons the average American uses in each room, per day:

Toilet – 18. 5 gallons per person, per day
Washing Machine – 15 gallons per person, per day
Shower – 11. 6 gallons per person, per day
Faucet – 10. 9 gallons per person, per day
Dishwasher – 1 gallon per person, per day
A pond that is 12 ft long by 10 ft wide by 3 ft deep can hold 2, 700 gallons of water. To calculate the volume of a pond in gallons, you can use the formula:

Length ( ft) x Width ( ft) x Average Depth ( ft) x 7. 5 = Pond Volume ( Gallons):

Explanation
The volume of a pond depends on its length, width, and depth. Ponds at higher altitudes need more volume to account for water evaporation.

Pond Sizes
Related calculations
Knowing the size of your pond can help you decide how many fish to keep in it, how much fertilizer to use, and how much water you need to fill it.

Other pond size calculations
One acre of water that is one foot deep is equal to 325, 851 gallons.

A quarter acre pond can hold 325, 000 to 500, 000 gallons, depending on its depth.

A 0. 5 acre pond with an average depth of 4 feet would be 2 acre- feet or 651, 702 gallons.

Digging Out Ponds
https:// youtu. be/ bhtm8imhedw? si= 0wRbSpmMwIt_ DbgW
https:// youtu. be/ xMoy3bE35Ho? si= abc4IDhUY0O- pg85
Skid- steers and backhoes are the two most common pieces of equipment, but cranes and loaders can be used as well. A skid- steer can be effective in excavating the top shelves of the pond, but the bottom and final shaping should still be done with hand tools
There are two basic ways to create a pond — digging a hole or building a dam . Usually, the form is implicit in the site — to dam or to dig — and the land reveals the answer, says Tim Matson, author of Earth Ponds. The ideal site for a dammed pond is a wet hollow located between two steep adjacent banks, Matson says.

You' ll likely need to file permits with multiple agencies as well - the municipal zoning/ building department for structural approvals, the county soil and water conservation district related to environmental impacts, and potentially state entities like the DEP depending on water sources and discharges.

A productive pond can be anywhere from a quarter of an acre to a full acre, depending on the size of your property. Sure, you can build it larger, but keep in mind this will require more money due to construction and maintenance time.

Typical Timeline for Various Pond Sizes
1- Acre Pond: 2- 4 weeks. 3- Acre Pond: 4- 6 weeks. 5- Acre Pond: 6- 8 weeks.

Pond size Average installed cost
200 square feet $ 500 – $ 1, 800
500 square feet $ 1, 300 – $ 4, 500
1, 000 square feet $ 2, 500 – $ 9, 000
acre $ 1, 000 – $ 3, 700
acre $ 1, 800 – $ 8, 100
acre $ 2, 400 – $ 11, 600
1 acre $ 3, 000 – $ 15, 000
2 acres $ 6, 000 – $ 30, 000
4 acres $ 12, 000 – $ 60, 000
10 acres $ 15, 000 – $ 70, 000
20 acres $ 24, 000 – $ 136, 000
To dig a 1/ 2 acre pond, the most commonly used equipment would be a backhoe or a front- end loader excavator), as these machines are best suited for large- scale excavation and shaping of the pond basin; for smaller, more detailed areas, a skid- steer loader might also be used, with hand tools for final finishing touches.

Key points about equipment for digging a pond:

Backhoe/ Excavator:

The primary choice for digging a large pond, providing efficient excavation and shaping capabilities.

Skid- Steer Loader:

Useful for reaching tight spaces and finer grading, particularly in the upper pond shelves.

Grading tools:

Attached to the excavator to ensure precise leveling and contouring of the pond.

Trencher:

If needed to bury irrigation or electrical lines for the pond. 2019 Caterpillar 307

A note to private investors; if you already haven' t
already heard
The US national debt-- which the government’ s own budget officials project will increase by $ 20 trillion over the next decade-- is about to reach a bifurcation point where it will be unfixable.

On top of that, Social Security is set to run out of money in nine years. And the federal government remains completely dysfunctional.

The most likely minimum scenario will be major inflation. Don’ t expect the government to do anything about it-- they’ re the ones creating the inflation.

But there’ s a time- tested way for individuals to hedge that inflation risk: rather than holding one’s savings in paper money, i.e. a rapidly depreciating claim on economic resources, consider owning the most vital economic resources directly, LAND
This means a real asset that is and will continue to be incredibly important to the economy.

Real Assets. LAND!
Land has been the best hedge against inflation and generating real income increasing productivity and value every year.

The cost of a one- bedroom apartment in Ventura, California can range from $ 1, 650 to over $ 2, 800 per month, depending on the location, size, and amenities.

Revenue from Area Housing Authority of the County of Ventura ( AHACV) The AHACV will pay up to $ 2200. 00 for every homeless and low income person that is taken off the street, depending on the accommodations and the estimated average amount for monthly rent in that location. I have looked extensively in Ventura County and was hard pressed to find any one bedroom apartment under $ 1850. 00. Each property under development could realistically house twenty residents, allowing 1 acres of land per home site on a 40+ acre development. This will leave 20+ acres of open acreage for further improvements like farming, gardens and recreational areas such as ponds, hiking trails, athletic fields etc.
1650. 00 X 20 = $ 33, 000 a month X 12 months = $ 396, 000 per yearly income Boxabl Just Changed the Way They’ re Building and
