RE: SENDER ONE THOUSAND OAKS - TENANT IMPROVEMENT AND VERTICAL ADDITION 145 HILLCREST DRIVE, THOUSAND OAKS, CA 91360 - PROJECT DESCRIPTION Dear Planning Division,
We respectfully submit this application on behalf of our client, Sender One Thousand Oaks, LLC.

Sender One Thousand Oaks LLC has prepared this application and drawing to the City of Thousand Oaks, to perform a vertical addition as part of a tenant improvement of the existing building [the "Building"] at 145 W Hillcrest Drive in Thousand Oaks, California [the "Site"].

The proposed use shall be an indoor Rock Climbing Gym [the "Facility"]. This is allowed under the existing General Plan land use designation on the project site, which is Commercial.

In order to accommodate the tall climbing walls of the Facility, a vertical addition shall be required. The addition shall consist of raising a portion of the existing roof in the demised portion of the Building. The existing roof shall be cut around the perimeter of grid lines 6 to 9 in the east-to west direction and F to L in the south-to-north direction, and raised 27'-0". As a result, the height of the building measured to the top of the parapet shall be increased from 38 ft to 65'-0" ft.

The site falls within the Janss Mall Specific Plan area zoned as Community Shopping Center Zone (C-3-H). "H" refers to a Height Limit Overlay Zone. Properties in a Height Limit Overlay Zone may be considered for building heights of up to 75 feet. The City defines a high-rise structure as over 35 feet in height.

Therefore, the purpose of this application is to request the following:
1) Height overlay up to a height of 65'
2) Concurrent processing of related Planning entitlements.

Sincerely Yours,
Gregory Ian Korn, AIA
