The proposed EV alternate will provide installation of charging devices serving all remaining EV capable stalls (100 stalls).
Infrastructure for a distributed antenna system (DAS) for Emergency Responder Radio Communication System (ERRCS) has been included. Testing, design, and installation of a DAS has not been included but an alternate cost has been provided.
The alternate cost for PV Canopy Installation includes a "turn key" PV system and support structure at the interior only of roof level with output of 330 KW-dc.
A public WiFi system has not been included, and is assumed not to be required. An alternate cost has been provided to add a public WiFi system.
We have assumed the City will be responsible for any fees and coordination associated with additional scopes required by SCE or other utility companies beyond coordination of points of connection with the parking structure. This includes the cost of routing electrical service to the parking structure limits of work. McCarthy will assist in any coodination efforts as necessary to provide design and load information to support this design. A CCTV camera system has been included with 38 camera devices throughout the structure at entries/exits, elevators, drive aisles, and stair areas to meet the appropriate industry standard for a public parking facility.
Pricing Assumptions (PS & Misc.)
A code-compliant sprinkler and standpipe system has been included.
This lump sum proposal is subject to mutually agreeable terms and conditions.
We have assumed that the Project Site has been treated in accordance with the Geotechnical report prepared by Diaz Yourman & Associates dated April 4, 2014, and all required remediation has taken place during the previous construction of the existing surface parking lot with documentation as necessary. We have further assumed that any over-excavation requirements will be performed to a depth of 2’-0” below footings as detailed in the above-referenced report.
Builder’s risk insurance coverage has been included under scope additions.
This proposal is based upon McCarthy self-performing structural concrete, earthwork, site utilities, and façade scopes of work.
It has been assumed that all usage fees for temporary power, water and other utilities will be paid directly by The City.
All entitlements, environmental review, special permitting, and associated costs, are assumed to be the responsibility of The City.
An deduct has been provided under the scope changes section to remove the cost of testing and inspection of the parking structure work outlined in the original RFP, which is assumed to be the responsibility of the Owner or Construction Manager.
All concrete surfaces within the interior of the parking structure including slabs, beams, soffits, walls, columns, etc. are assumed to be exposed concrete.
All code-required signage has been included. Additional wayfinding and signage programs are assumed to be others, unless stated otherwise.
Parking access and revenue control gates are included at vehicular entry and exit lanes with one (1) pay-on-foot station at ground level with credit card payment processing.
Parking guidance system for total level-by-level stall counting is included with digital signs at bottom of ramps displaying the number of available spaces at level above. Two tower signs outside vehicular entries will display the number of available spaces at each level.

We have assumed that sewer and fire water connects to existing lateral stub-out from W. 208th Street, and domestic water connects via new trench to existing mainline at W. 208th Street. See proposed Civil site plan for reference.
The provided geotechnical report dated 6-13-2013 does not specify the current moisture content or the optimum moisture content. Therefore, it is assumed that the existing soil is above optimum moisture content and will not require any moisture conditioning.
No shrinkage factor has been specified in the provided geotechnical report, therefore we have assumed 5%.
No swell factor has been specified in the provided geotechnical report, therefore we have assumed 10%.
We have assumed space can be allocated within the future site development or existing campus for additional short and long term bicycle parking, if required.
We have assumed creating a new easement is viable to allow cross-lot drainage so that a single LID system for stormwater detention and treatment can be located within the surface lot parcel to service both the lot and the parking structure parcels. 204
