RESOLUTION NO. 2025-XXX
RESOLUTION OF THE CITY COUNCIL OF THE CITY OF UNION CITY APPROVING FINAL PARCEL MAP 11409 FOR HASSETT LIVING
TRUST
WHEREAS, the Hassett Living Trust has submitted Final Parcel Map No. 11409 (“PM 11409”), attached hereto as Exhibit A, to subdivide one existing residential parcel into two residential parcels; and
WHEREAS, PM 11409 is in substantial conformance with Tentative Parcel Map No. 11409 (“TPM 11409”) approved by the Planning Commission on January 16, 2025; and
WHEREAS, PM 11409 subdivides a 15,000-square-foot parcel into two lots consisting of approximately 8,250 square feet (Parcel 1) and 6,750 square feet (Parcel 2); and
WHEREAS, the existing residence located at 4489 Horner Street will remain on Parcel 1, and the existing residence located at 4477 Horner Street will remain on Parcel 2; and
WHEREAS, to accommodate future residential development, including accessory dwelling units, a 20-foot-wide private access easement has been established between the two lots; and
WHEREAS, the easement area includes a 9-foot-wide and an 11-foot-wide Private Access and Utilities Easement (PAUE) and a Private Storm Drain Easement (PSDE) on Parcel 1 and Parcel 2, respectively, to provide ingress, egress, and utility service for potential future dwellings; and
WHEREAS, the easement area shall remain open and unobstructed by any structures, including fences or walls, as specified in the Owner’s Statement; and WHEREAS, the subdivider shall pay all applicable Final Parcel Map filing fees prior to recordation.
NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of Union City hereby approves Final Parcel Map No. 11409 for the subdivision of one residential parcel into two residential parcels; and
BE IT FURTHER RESOLVED that the City Council authorizes the execution and filing of Final Parcel Map No. 11409 with the Alameda County Recorder’s Office.
