RESOLUTION NO. 2026-XXX
RESOLUTION OF THE CITY COUNCIL OF THE CITY OF UNION CITY APPROVING A 12-MONTH EXTENSION OF TENTATIVE PARCEL MAP
11429 (TPM-24-001) AT 32415 WINCHESTER DRIVE (APN 475-0175- 082-02)
WHEREAS, on June 27, 2024, the Planning Commission of the City of Union City adopted Resolution No. 10-24, approving Tentative Parcel Map 11429 (TPM-24- 001), authorizing the subdivision of an existing 32,540 square-foot parcel into three parcels located at 32415 Winchester Drive (APN 475-0175-082-02); and WHEREAS, pursuant to the Subdivision Map Act and Union City Municipal Code Section 17.28.140, an approved tentative map expires 24 months after its approval unless extended; and
WHEREAS, Tentative Parcel Map 11429 is scheduled to expire on June 27, 2026; and
WHEREAS, the subdivider has requested a 12-month extension of the tentative map to allow additional time to complete required storm drain improvements and satisfy the conditions of approval; and
WHEREAS, there are no proposed changes to the approved project, and all existing conditions of approval shall remain in effect; and WHEREAS, the City Council has considered the requests and finds that granting the extension will allow completion of required improvements and facilitate recordation of the final parcel map; and
WHEREAS, the City Council finds that approval of the extension is not a “project” under the California Environmental Quality Act (CEQA) pursuant to CEQA Guidelines Section 15061(b)(3) and will not have a significant effect on the environment.
NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of Union City hereby approves a 12-month extension of Tentative Parcel Map 11429 (TPM-24-001), extending the expiration date from June 27, 2026, to June 27, 2027; and BE IT FURTHER RESOLVED that all conditions of approval associated with Tentative Parcel Map 11429, as outlined in Planning Commission Resolution No. 10-24, shall remain in full force and effect.
