RESOLUTION OF THE CITY COUNCIL OF THE CITY OF UNION CITY
APPROVING THE FINAL MAP AND SUBDIVISION IMPROVEMENT
AGREEMENTS FOR TRACT MAP 8251 – STATION EAST PHASE 1
(LENNAR HOMES OF CALIFORNIA, LLC) AT 700 DECOTO ROAD
WHEREAS, on June 8, 2021, the City Council adopted Resolution No. 5777-21 approving Tentative Tract Map No. 8251 (TTM-20-001) for the Station East development; and
WHEREAS, on April 25, 2023, and July 23, 2024, the City Council adopted Resolution Nos. 6114-23 and 6338-24, respectively, approving amendments to Tentative Tract Map No. 8251; and
WHEREAS, Lennar Homes of California, LLC, has submitted a Final Map for Tract Map 8251 – Station East Phase 1, located at 700 Decoto Road, together with the required Subdivision Improvement Agreements, improvement security, insurance, fees, and supporting documents; and
WHEREAS, the City Engineer has reviewed the Final Map and determined that it is in substantial conformance with the approved Tentative Tract Map, complies with the California Subdivision Map Act and the City's Subdivision Ordinance, and that all conditions required prior to Final Map approval have been satisfied; and WHEREAS, the developer has executed nine (9) Subdivision Improvement Agreements and has provided Performance Bonds and Labor and Material Bonds, each in the amount of $21,699,000, to secure completion of the required public improvements.
NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of Union City hereby approves the Final Map and nine (9) Subdivision Improvement Agreements for Tract 8251 – Station East Phase 1 and authorizes the City Manager to execute the Subdivision Improvement Agreements, in a form approved by the City Attorney, and directs the recording of the Final Map.
