Full Monumentation Security Release for Tract Map No. 15598 Recommendation:

That the Honorable City Council approve the full release of the Monumentation Faithful Performance and Labor & Materials Securities for Tract Map No. 15598.

Fiscal Impact:

There is no fiscal impact resulting from this item.

Strategic Plan Goal:

This item aligns with “Goal E Invest in Infrastructure” in the City of Victorville Strategic Plan 2023-2026. Although this is not a Capital Improvement Project, we apply the same strategy to private development projects as they are essential in meeting the community’s needs.

Background:

Tract Map No. 15598 (Tract 15598) consists of five phases that are made up of 458 residential lots located south of Rancho Road and east of Boh Lane. The Subdivision Improvement Agreement (SIA) with LGI Homes - California, LLC (LGI) that was recorded on January 23, 2019, is for the completion of Tract Map Nos. 15998-3, 15998-4, and 15998-5.

Discussion:

Monumentation of a tract is the process of placing markers on a surveyed area of land to determine the boundaries of the tract. Monumentation also includes the points of street centerline and right-of-way intersections, the beginning and end of curves, and lot/parcel corners. LGI Homes has requested the release of the monumentation security for Tract 15598. The engineer of record for Tract 15598 has completed the required 3 4

monumentation and has received full payment from LGI Homes. Therefore, it is recommended that the monumentation security be released in its entirety at this time.

Staff remains available to answer any questions Council may have.
