Submitted By:

Fredy Bonilla, City Engineer

Subject:

Reduction of Securities for Tract Map No. 16774
Recommendation:

That the Honorable City Council approve the full release of the Street Improvement Labor and Materials Security for Tract Map No. 16774.

Fiscal Impact:

There is no fiscal impact as a result of this action.

Strategic Plan Goal:

This item aligns with “Goal E Invest in Infrastructure” in the City of Victorville Strategic Plan 2023-2026. Although this is not a Capital Improvement Project, we apply the same strategy to private development projects as they are essential in meeting the community’s needs.

Background:

Tract Map No. 16774 (Tract 16774) is a 150-lot single-family housing subdivision located at the northwest corner of La Mesa Road and Peña Road. FHII, LLC, also known as Frontier Homes, (Developer) entered into a Subdivision Improvement Agreement (SIA) with the City on March 16, 2021. The conditions of approval for the tract required that the developer finalize various infrastructure components; those components being Water, Drainage, Sewer, Street, Landscape Maintenance Assessment Districts (LMAD) and Monumentation. The developer has made significant progress in the development of the tract, and at the regular City Council meeting held on August 20, 2024, the City Council approved and accepted the completed street improvements.

Discussion:

Per Victorville Municipal Code Section 17.64.070(3), Labor and Materials Securities are held for a 6-month period. Therefore, staff recommends the full release of the Street 3 9
7 2
Public Improvement Labor and Materials Security due to the acceptance taking place at the August 20, 2024, regular City Council meeting.

Staff is available for any questions Council may have.
