• Existing structure is non-conforming, in that the
house is within the front setback and north side
yard setback, and does not have any parking (2
spaces required).
• Non-conforming structures require a Use Permit
for expansions if the non-conforming elements
are to remain
o new additions must meet zoning,
o modifications to non-conforming elements cannot
intensify/expand the non-conformity
• Non-conforming porch is proposed to be rebuilt in
the same configuration (same footprint and
envelope).

PROPOSED ADDITIONS
6709 YOUNT ST – Design Review
6709 YOUNT ST – Use Permit/Design Review
• Although the existing porch is nonconforming, it is a key element in the Old Town Historic district character as well as
Design Guidelines.
• Use Permit would allow the additions to
the structure, as well as the reconstruction of
the porch to resolve deterioration (structural
and building) issues with porch.

Recommendation
1) Hold a Public Hearing
2) Adopt Resolution 25-4370:
