Project Description:
Renovation of existing Perry Langs Restaurant to a new restaurant. No changes are being requested to the existing restaurant Use Permit entitlement. No change in restaurant seating count; no change in business operation, employees, or hours of operation; and no change in parking or access. This project is a renovation of the existing restaurant under a current Use Permit within the same scope.
The restaurant remodel is a renovation of the public areas of the existing restaurant. The kitchen area will remain with only minor changes in equipment. The sunroom renovation has been previously permitted under building permit number YB-24-166.
The existing floor area of the restaurant is 5,664sf including the 619sf basement to remain. The existing on-grade patios on the east and south totaling 3,355 sf will be demolished and a new on-grade patio terrace of 2,284sf will be constructed. The new patio will be located in the same location as the prior patio along the east and will wrap the corner partially along the north façade. The new terrace will have a green painted wood trellis. The new patio and trellis along the north will be built in conformance with the arborist report to protect all existing trees. The exterior windows and doors will be replaced with new green painted wood doors and windows with minor size adjustments in size per plans and elevations. The main dining room’s existing fireplace will be demolished and a new gable roof with a skylight will be built over the main dining area. The new roof will be the same height as the existing. The new exposed gable end façade on the east will be brick to match the existing. The materials consist of existing and new brick to be whitewashed, green painted wood, and a dark grey asphalt shingle roof.
