SUBJECT: Final Tract Map No. 18167
RECOMMENDATION:
That City Council:
1) Approve Final Tract Map No. 18167; and
2) Accept an Offer of Dedication for Public Roads, City Highways and Public Utility Purposes on a Portion of 4t` Street and a Portion of Avenue H as delineated on Final Tract Map No. 18167; and
3) Authorize the recordation of the map and accept securities from Century Communities of California, LLC.
BACKGROUND/DISCUSSION:
On September 16, 2015, Tentative Tract Map 18167 was conditionally approved by the Planning Commission to permit the development of a 57-unit, detached condominium project, located on vacant parcels near the southeast corner of Avenue H and 4a' Street (APNs 0319-233-06, -12, -13 and portions of 0319-233-07 and -11).
City Council approval is required to accept and authorize recordation of a Final Tract Map. City Council Approval is also required to Accept Easements or Offers of Dedication for Public Road/Highways and Utility Purposes. This subdivision is required to dedicate an additional 3 feet on 4`h Street and Avenue H to provide a 33-foot half -width consistent with the City's General Plan.
Staff has conducted a Condition Compliance Review and all conditions of approval applied to Final Tract Map 18167 have been met.
FISCAL IMPACT:
There is no fiscal impact to the City's General Fund as a result of this proposed action.
