SUBJECT: Offer of Dedication 12446 18`' Street
RECOMMENDATION:
That the City Council:
Accept an Offer of Dedication of an Easement for Public Roads and Utility Purposes, at the intersection of 18"h Street with Avenue E (APN: 0300-191-32) from Ophira Sarah Lenhert; and
2. Authorize the City Manager to execute the necessary documents to complete the offer of dedication acceptance process; or
3. Provide further direction to staff.
BACKGROUND/DISCUSSION:
On October 7, 2020, Planning Use Permit (PUP) No. 20-059 was conditionally approved by the Planning Commission to establish a 19-unit, multi -family residential complex on a 2.4-acre property located at the northwest corner of 181h Street and Avenue E; APN: 0300-191-32.
As a condition of approval for the PUP, associated with the Applewood Manor apartments, the applicant is required to dedicate additional right-of-way for public roads and utility purposes on 18t1' Street and Avenue E to equal a 33-foot, half -width right-of-way on both streets. This Offer of Dedication provides the City of Yucaipa with the half -width right-of-way required by the General Plan for 181h Street and for Avenue E. City Council action is required to accept an irrevocable Offer of Dedication.
FISCAL IMPACT:
The recommendations do not result in a fiscal impact.
