Offer of Dedication - 13664 Bryant Street (APN: 0319-474-12) RECOMMENDATION:
That the City Council:
1. Accept an Offer of Dedication of an Easement for Public Roads and Utility Purposes from James R. Nichols and Terri A. Nichols, Trustees of the Nichols Family Trust owners of the property located at 13664 Bryant Street, at the intersection of Bryant Street with San Carlos Street, APN: 0319-474-12; and
2. Authorize the City Manager to execute the Certificate of Acceptance and any other documents necessary to complete the acceptance and recordation of the easement; or
3. Provide further direction to staff.
Offers of dedication for public roads and utility purposes in the form of an easement from private property owners are typically required for the benefit of the public when a property is developed.
As a condition of approval for the residential remodel and room addition to an existing 1,220 square foot single family dwelling located at 13664 Bryant Street, the property owner is required to dedicate additional right-of-way to equal a 44-foot, half -width right-of-way on Bryant Street. This proposed Offer of Dedication provides the City of Yucaipa with the half -width right-of-way required to be consistent with the City's General Plan for Bryant Street.
City Council action is required to accept an Offer of Dedication.
FISCAL IMPACT:
The recommendations do not result in a fiscal impact.

ROAD DEDICATION
The land referred to in this report is situated in the City of Yucaipa, the County of San Bernardino, State of California, and is described as follows:
Beingthe easterly 20.00 feet of that portion of Block 62, according to Map of Subdivision No. 6 of a Part of Yucaipa Valley, in the City of Yucaipa, County of San Bernardino, State of California, as per map recorded in Book 19, Pages 37 and 38 of Maps, in the Office of the County Recorder of said county, described as follows:
Commencing at a point 276 feet South of the Northwest comer of Block 62; Thence East parallel with the North line of said Block 62, a distance of 213.8 feet to the True Point of Beginning;
Thence Eastto a point in the center line of Bryant Street (formerly sixth avenue), and 276feet South of the Northeast corner of said block; thence Southerly along the center line of said Bryant street; 188 feet; thence Westto point 213.8 feet East of a point in the west line of said block, 481.7 feet South of the Northwest comer of said block; thence North 200 feet to the Point of Beginning.
Except therefrom the West 288 feet being measured along the north line of the above described property.
