These brokers went on to indicate that the limited supply and scarcity of comparable investnients of commercial product in the Soather California market will help mitigate the impact of the recent rise in interest rates and Federal Rescrve Policy. property was rod tagged in 2021 by Riaito Code Enforcement due to illegal utilities being ran (above denolin coet estimate (al incisie). & below-ground) from the front retail/office building to the rear structure that was only permitted as Conclusion SS0,000 dead storage. Additionally, the interior was extensively renovated with demising wails and residential tenant improvements added to the storage structure and windows, atilities and other renovations As indicaled in the table above, a demolition cost for the subject of 550,000 is credible. This demolition cost is deducted from the indicated values in the Income and Sales Comparison Approaches as a nocessary step to arrive at the as is" market value for the property.

The city inspector who issued the notice of violation and issued the red tag was interviewed and indicated that the all gas, clectrical, water & sewer utilities would need to be disconnected and removed, all interior residential tenant improvements would need to be removed, windows and utilities to the basemeut would need to be removed and all other renovations to these structures reversed returning the structure to dead storage as originally permitted would need to be completed prior to the red tag status being removed and allowing the property to be legally occupied. These illegal renovations also led to city code officials inspecting the entire property and requiring the retail/office bailding to rectify some issues regarding deferred maintenance and tenant improvements prior to sign-offby the city. The issues with the front retail/office bnilding will be bundled as part of the "cost to cure" deduction applied Brokers indicate that the rear stracture offers no contributory value to the subject as dead storage due to the adequate on-site parking available in the front parking lot and the value of the rear yard arca as open space that could be used for additional parking or storage as needed. This opinion, along with the cost of temoving all illegal renovations to the rear structures make the rear storage building, basement and garage detrimental to marketability and value of the property in their current state. As such, these three structures/arcas are considered at the cad of their economic lives and would likely be removed by a buyer of the property. As such, consistent with how a typical buyer would value the property and broker opinion, costs associated with removing these structures would need to be accomted for in valuing the subject.

In order to arrive at a credible demolition cost for the property, current cost manuals were reviewed (section 66 of Marshall & Swif) and local brokers and contractors were interviewed. The following table summarizes the findings from these soarces and indicates the demolition cost conclusion that will be applied to the subject in this analysis.
