Comments/Concerns
Civil
Utilities Storm Drain Inlets
DI's on Rotary side were generally clean and the
drain Lines visible. DI's in general connected the
hardscape to the park basin. Standing water
observed in the basin inlets/outlets with some
overgrown grass observed.

DI's on the Robin Ventura side were packed with
leaves making it impossible to evaluate
Utilities Stormdrain Lines
Strom drain lines from parking lots to basin looked to
be in good shape.

Utilities - Water Lines & Backflow
Present. Appear to be in good shape.

Utilities - Sewer Lines & Cleanouts
Present. Appear to be in good shape.

Utilities Dry Utility Boxes
Utility Boxes appeared to be intact and in decent
shape.

Parking Surface
All parking lots are displaying a lot of spalling and
"ravelling" and requires resurfacing.

Parking - Striping
The striping is fading to the point where it's getting
difficult to tell where the stalls are located.

Parking - Stall Count (is it adequate?)
103 regular parking stalls w/ no tire stops
Parking ADA Stalls
5 ADA stalls with no wheel stops (1 van accessible
stall)
Parking ADA Ramps and Domes
Ramps comply with grade requirements but no
domes
Parking - ADA Signs (at stalls & entrance)
All Stalls were labeled with signs
Parking - Wheel Stops
none
Trash Enclosure Walls
Majority of the trash collection were in the form of
wheelers
Trash Enclosure - Gates
Trash Enclosure - Surface
Concrete Sidewalks Within Park
Most sidewalks are in good shape and conform to
slope standards.

Two ramps near the pavilian. The right side of each
ramp is ADA compliant the other is not. There's a
necessary handrail to the left of both ADA ramps.

Concrete Sidewalks - ADA Ramps at Street
SE curb ramp (by Robin Ventura) is very nice ADA
accessible ramp and entrance to the field. No domes
but grades are great.

NE curb ramp doesn't have a 4' path of travel around
the ramp and slopes > 2%. No domes. Good
candidate to get reworked.

NW curb ramp should be reworked.

It's the City's responsibility but the sidewalks around the perimeter of the park generally do not comply
with ADA guidelines, and theres a ton of root
intrusion Heredia Lane, Forbes Place and Taran
Court.

Concrete Curbs @ Playgrounds
W curb ramp (and DG path leading to the play
equipment) is compliant. DG shows evidence of
irrigation ponding causing an irregular surface. DG
path has concrete curbs.

SW sidewalk leading from Forbes Place to the turf
playground is out of compliance with current ADA
standards.

Decomposed Granite Walk - Surface
Path from Rotary North to basin, no edging at
entrance, Rotary Basin - many paths of desire from
public sidewalk into basin
Rotary Basin - consider additional connecting paths in
key locations/add plant material in bare areas, erosion due to irrigation leaks
Decomposed Granite Walk - Edging - PVC Bender
board
Southwest neighborhood garden - edging popping up
and faded, some sections of path to basin and basin
paths have edging but not consistent
Restake or consider using different edging material such as metal w stakes. Basin - add edging between grass
and paths, and planters and paths

Brief Description
Comments/Concerns
Civil
Utilities Storm Drain Inlets
Field acts as a basin. Lots of Inlets from surface
streets. Most inlets in the park looked clear with
minimal leaves or other debris. A few could use some
cleaning.

Utilities - Stormdrain Lines
Hard to inspect but seemed reasonably clear.

Utilities - Water Lines & Backflow
Present. Appear to be in good shape.

Could potentially use a protective cage over it.

Utilities - Sewer Lines & Cleanouts
Present. Appear to be in good shape.

Utilities - Dry Utility Boxes
Present. Appear to be in good shape.

Concrete Sidewalks Within Park
Appeared to be in good shape. Slopes in general
appear to be in compliance with ADA guidelines. The
East - West path seemed too steep for ADA without a
redesign or handrails.

Concrete Sidewalks - ADA Ramps at Street
One ramp is across Santa Barbara Drive from the NW
corner of San Miguel Street. It is non-compliane and
should be reworked.

A ramp is located on the East border of the park
across from Capistrano Lane. It is next to extrememly
cracked sidewalk, and the ramp does not have an
ADA path of travel around the ramp. Needs to be
reworked.

CMU Perimeter Walls
Generally appeared to be in good shape. Walls were
several colors so the city may want to paint them to
present better color coordination.

Chain Link Fence along Perimeter
1 panel missing about a third of the way south, along
the westerly edge of the park.

Replace panel
Concrete Path to Santa Maria Way
could be either a spillway to SM Way or an inlet from
SM way depending on the grades. Path is wide and
generally appears to be ADA compliant.

ADA Accessibility
Parking at Rodenberger is exclusively street parking.

The one ramp is across Santa Barbara Drive from the
NW corner of San Miguel Street. It is non-compliane
and should be reworked.

Sidewalks and paths within the park were generally
good.

The bleachers at the softball field are too large to
give ADA access (ie. less than 42" to get around the
bleachers).
